Keller Management LC is Hiring a Regional Property Manager Near Centerville, UT

Keller Management is looking for an experienced Multi-Family superstar to join our team. The Regional Manager is responsible for maximizing the long-term operating performance of a portfolio of communities in the Utah market. Effective personnel motivation and development, a thorough understanding of the competitive market, high standards for customer service, and a deep understanding of budgeting, revenue growth, and expense control of multi-family communities are key to successful management of the portfolio. Keller Management oversees the operations of properties owned by Keller Investment Properties and is not a third-party management company. You will work closely with ownership as a team to achieve success at the community level.

Responsibilities:

  • Conduct regular site visits to ensure that all office and maintenance procedures are being rigorously followed. This includes audits of lease and office files, training on revenue collection procedures, expense management, customer service/ vendor relations and contracts, reviewing service request systems, and ensuring various local, state, and federal government regulations, make ready standards and preventive maintenance programs are met.
  • Ensure timely and accurate preparation of various weekly, daily, and monthly reporting.
  • Recruit, train, and motivate a team of service-oriented, business-minded community management professionals consistent with standards of being the best in the industry.
  • Develop a team of Community Managers to be leaders in the market and industry.
  • Support and develop the Community Managers in their role of managing team members at the site level and help them develop a thorough understanding of our business.
  • Build and teach strong marketing and customer service skills at the community level.
  • Help all Community Managers fully understand the competitive environments in which they operate.
  • Anticipate changes in the market and make appropriate strategic adjustments.
  • Maintain a thorough understanding of the portfolio's competitive environment on a submarket by submarket basis.
  • Enjoy the ownership of the financial performance of the portfolio.
  • Work with the Community Managers and the Vice President to develop annual operating budgets for individual communities consistent with the owner’s strategic objectives.
  • Review and approve or negotiate and seek approval for all service contracts within the portfolio.
  • Work closely with the Regional Facilities Manager to recommend for approval and implement revenue-enhancing capital improvements and capital programs for expense reduction.
  • Monitor performance relative to budget using the various weekly, monthly, quarterly, YTD reports available from Real Page software.
  • Anticipate and communicate significant departures from budget.
  • Effectively communicate weekly, monthly and quarterly results to Vice President of Operations.
  • Oversee physical inspections of all areas of the assets to evaluate their condition relative to health, safety, risk management, asset preservation, customer service, and company standards.

Qualifications:

  • Two to five years of multi-site, multi-family operational experience, preferably with a portfolio of communities that contains a mix of residential community types.
  • Experience in managing a large group of associates.
  • Knowledge of the Utah Market is helpful, but not required.
  • Knowledge of RealPage products – Onesite, AIRM, Knock, Spend Management, Marketing Center and Active Building.
  • Analytical skills; must have demonstrated strong problem solving and quantitative abilities
  • Financial acumen; must be well versed in budget preparation, pro forma project accounting and in tracking performance against pro formas.
  • Computer proficiency, including effective e-mail communication.
