Job Title: Regional Property Manager
Salary: $75,000
Role Summary: The Regional Manager is responsible for the oversight and leadership of Property Managers in a defined geographic area and reports to the organization’s Director of Property Management.
Duties and Responsibilities:
· Oversee the operational performance of multiple properties, ensuring they meet or exceed financial goals and operational standards.
· Develop and implement strategic marketing plans for each property to attract and retain tenants, including advertising, promotions, and community events.
· Review and cosign all leases to ensure compliance with screening requirements.
· Coordinate with maintenance leader to ensure Managers and Maintenance Technicians are keeping all properties in excellent condition.
· Resolve tenant complaints when escalated.
· Develops and maintains good relationships and excellent communication with property owners.
· Oversee the preparation and management of annual budgets for each property, including forecasting revenue, controlling expenses and making necessary adjustments.
· Liaise with local government and community organizations to ensure properties comply with all regulations and maintain a positive presence in the community.
· Conduct regular property inspections to assess condition, identify necessary repairs and improvements and ensure compliance with health and safety regulations.
· Lead, coach and develop a team of Property Managers to promote their professional growth.
· Provide relief for vacations and vacancies.
Skills:
· Proficient in Microsoft 365 Office Suite and computer software applications
· Proficiency in AppFolio preferred
· Knowledge of real estate laws and regulations
· Strong communication and problem-solving abilities
· Highly organized and able to prioritize
· Able to teach and delegate
· Able to develop positive and collaborative relationships
· Is coachable and seeks coaching
Working Conditions
· Occasional long periods of time at desk and on computer
· Travel to various sites in the area
· Occasional irregular hours
· Ability to walk the properties and climb stairs
Qualifications
· Bachelor's degree in business administration, real estate management or related field preferred. However, significant work experience in property management will be considered on a case-by-case basis.
· 5 years minimum in the field of property management, 2 in a leadership role is strongly preferred
