• The Maintenance Technician is responsible
• For the general maintenance and orderliness of the property and oversight of the maintenance systems to ensure optimal operations and tenant satisfaction in accordance with department protocol.
• Responsible for completion of work orders for tasks related to the physical maintenance and repairs of the assigned buildings utilizing work order related software programs
• Responsible for implementing routine physical improvements
• Respond to emergency situations in accordance with departmental protocol.
• Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
• Assist Supervisor in establishing and maintaining all equipment, tools, supplies in stock, inventories and logs
• Implement, with Supervisor, a comprehensive preventative maintenance plan and maintain all related records and logs
• Assist with controlling expenses associated with the operation of the buildings.
• Communicate effectively to appropriate individual building status and changes
• Adhere to all safety standards, policies & procedures, codes of conduct and best practices
• Act in a professional and courteous manner at all times with tenants, co-workers, vendors, etc.
• Utilize materials, supplies, tools and other building property in a safe, productive manner
• Perform other duties and special projects as assigned
• Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly, and repairing or replacing units as needed.
• Applying preventative measures to the building to reduce the risk of future problems, such as gutter cleaning, Pool deck resurfacing, and pond clean ups.
• Grounds clean up each morning, may require some heavy lifting and standing up for a long period of time.

Maintenance Technicians Requirements

• 2 years of related work experience and technical training.
• High school graduate or GED required, technical school training in maintenance related courses are preferred.
• Ability to understand and interpret design documents, manufacturer s specifications and written operational procedures
• Excellent interpersonal skills to ensure teamwork and positive client/tenant/co-worker relations
• Be able to take direction and follow instructions
• Must be safety conscious
• Ability to organize and prioritize tasks to ensure accuracy and timely completion
• 24 hour availability for emergencies and as part of an on-call rotation.
• Capable of doing extensive walking, climbing of stairs and ladders, lifting/carrying a minimum of 50 pounds by applying proper body mechanics
• Willingness to work overtime on special projects as required.
• Must have a valid driver's license and reliable transportation
• Basic computer skills and the ability to learn new job-related software
• Have working knowledge of tools and their proper use
• HVAC LICENSE is required to apply.

Job Type: Full-time

Pay: $20.00 - $23.00 per hour
