Indio Management is Hiring a Regional Director Near Dallas, TX

Position Summary:

Indio Management is seeking a highly organized, intuitive, effective communicator, and outgoing Regional Director to join our Team! The Regional Manager is responsible for oversight from an ownership perspective of the property operations, which includes monitoring asset performance against budget targets, general market/competitor performance and long-term plans. The anticipated portfolio will encompass approximately 15 locations/ 500 units all located in South Dallas.

Essential Functions:

  • Responsible for the overall operations of the assigned portfolio/region (office, maintenance, resident, and vendor relations).
  • Assist in development and implementation of property strategic goals for each community within the assigned portfolio.
  • Is actively involved in enhancing property/portfolio performance through, review of critical operating reports and interactions with property management teams.
  • Direct and advise on the most effective ways to uniquely position and achieve business strategies and financial goals.
  • Conduct monthly and quarterly financial reviews on each asset in the assigned portfolio.
  • Complete variance reports and posts to the network per specifications and timeline per the Financial Review Policy and Procedure.
  • Update monthly, quarterly or as required investor and senior management reporting.
  • Perform inspections of assets within assigned portfolio to ensure proper administration, marketing, curb appeal and maintenance and support.
  • Assist in the coordination and implementation of the annual budget process with the property management companies in assigned portfolio. Includes the preparation and distribution of budget packages, budget expectations and budget due dates to the property management companies.
  • Perform detailed analytical review of management company prepared budgets.
  • Monitor trends within the assigned markets, which includes understanding market specific changes in new supply, job and population growth, economic variables, major infrastructure projects, and other pertinent market-related factors.
  • Ensure compliance of the Company’s policies and procedures and implementation of new initiatives.
  • Assist in acquisition, development underwriting, and due diligence with the focus on validation of effective rents, income analysis, expense analysis and property management company selection.
  • Follow-up on outstanding post-closing items to ensure they are completed in a timely basis.
  • Represent the Company in a professional manner at all times. Consistently maintain a professional courteous attitude when dealing with residents, coworkers and the general public.
  • Oversee, hire, train, motivate and supervise on-site teams in order to achieve operational goals of assigned community. This includes new associate on-boarding and training, on-going formal and informal feedback, annual performance evaluations, instructing and advising teams on associate procedures and guidelines.
  • Provide comprehensive feedback to non-performing associates. Facilitate disciplinary procedures and documentations up to and including terminations of employment if necessary while partnering with RVP and Human Resources.
  • Oversee and monitor all problems that may be handled by or include staff members.
  • Monitor associate timecards and punches on a weekly basis to ensure proper payroll practices.

Job Competencies:

  • Intermediate to advanced knowledge of Microsoft Office suites (Outlook, Word, Excel, PowerPoint, etc.)
  • Must have exceptional written and verbal communication skills
  • Must have the ability to develop, maintain, and foster relationships at every level among the organization and with external customers
  • Must be analytical and able to perform intermediate math calculations
  • Ability to make and implement decisions under conditions of risk and/or uncertainty
  • Ability to analyze basic operating statements and identify unusual operating trends, ratios and variances
  • Have thorough knowledge of Fair Housing laws

Qualifications:

  • High School diploma, or general equivalent degree (GED)
  • Ability to speak Spanish highly preferred (Bilingual)
  • Bachelor’s degree preferred
  • Minimum 3-years in a regional supervisory/management role
  • Minimum 10-years of residential property management experience
