CLASS CHARACTERISTICSPlans, schedules, delegates, trains, and supervises the work of assigned personnel as appropriate, determines project priorities; ensures work is performed to appropriate standards; ensures adherence to safety policies and procedures. Develops and implements Agency-wide policies as to field work performed. Performs all other duties as required and outlined below.The Maintenance Supervisor II differentiates from the Maintenance Supervisor in that the incumbent demonstrates superior expertise in performance of duties and oversees routine and non-routine maintenance related functions for at least 1,025 units, and has general knowledge of major building systems.
EXAMPLE OF DUTIES
Schedules and supervises personnel performing general maintenance and repairs on equipment and facilities; inspects grounds and buildings to determine the need for repairs, renovation, cleaning, and extermination; determines project needs and priorities; assists with the development of operating and capital budgets, ensures budget implementation, and monitors expenditures as related to property maintenance.Monitors sites, projects, and personnel to ensure adherence to safety policies and procedures. If areas of concern are found, ensures appropriate corrective action is taken, whether requiring use of protective equipment or amended actions by personnel, changes in methods for project completion, or informing supervisory personnel of hazards to be corrected.Estimates labor and material needs and costs and makes recommendations; ensures appropriate orders of supplies and materials. Prepares and audits purchase order and requisition forms; monitors and maintains inventories.Oversees procedures and scheduling of on-call personnel and responds to calls as needed.Maintains accurate schedules, records of site visits and observations, capital work performed, and records (including but limited to warranty information); prepares periodic and special reports.Keeps current with new equipment, service and parts manuals, procedures and techniques; implements more efficient methodologies and equipment uses whenever possible.Assesses the need for contracted maintenance services, repair and/or replacement work, makes recommendations, and oversees agreed upon projects; inspects work in progress and upon completion to ensure contract compliance, cleanliness, safety and adherence to procedures.Provides training and instruction to subordinates regarding designated work assignments; may assist in more difficult or complex maintenance duties. Maintains performance and progress reports of subordinate employees.Schedules shared crafts between developments as needed.Manages and analyzes complex issues related to routine and non-routine maintenance work productivity among all sites.This person is to manage special tasks and coordinates special task force for unique maintenance circumstances such as REAC or special events.Acts as consultant to other maintenance supervisors related to Authority-wide maintenance issuesCoordinates and is a liaison between Management for General Services, Housing Services, Asset Management and Maintenance supervisors for standardization of material equipment and best practices.Maintains compliance with principles of accepted employee conduct as identified in the HACLA personnel rules and as specified in departmental policies and procedures.Performs other related duties as required.
