Hekemian & Co., Inc. is Hiring a Maintenance Supervisor Near Fair Lawn, NJ

This is a “live-in” maintenance supervisor position at a 72-unit apartment community. The Maintenance Supervisor is responsible for all maintenance operations. The role requires effective management of assigned staff to ensure achievement of resident satisfaction, positive employee relations, and ownership objectives. The role requires professional leadership, sound decision making, and the ability to work in a team environment.

Responsibilities:

  • Apartments and Facilities Maintenance: Responsible for preventive maintenance, routine inspections, asset protection, procurement guidelines and capital expenditures. Knows the impact of properly maintained company assets within budget guidelines and how it affects the overall financial success of the property.
  • Identifies concerns and provides repair/maintenance solutions: Assesses and evaluates functionality of all equipment and assets. Performs and/or supervises maintenance work as needed or as scheduled to lengthen the life and usefulness of items so that long-term savings can be realized. Keeps the property well maintained, equipment serviced and in good repair.
  • Helps control expenses: Responsible for proper use of all equipment and adheres to cost controls to reduce expenses and waste. Seeks and implements cost saving measures and efficient purchasing strategies in order to meet/exceed budget for expenses.
  • Management/Supervisory: Effectively manages a department and team, resulting in best-in-class resident satisfaction as well employee relations and completion of all company initiatives. Monitors and manages all payroll/labor expenses. Use every opportunity to improve individual staff members and the property staff as a team. Continuously work towards all staff member’s development, productivity and effectiveness in their roles.
  • Provides on-the-job-training: Identifies training opportunities and provides one-on-one training in specific tasks.
  • Works collaboratively with all others: Supports all departments to ensure excellent customer service. Operates with urgency, making sure to complete all tasks in a timely and productive manner.
  • Works safely: Maintains a clean and safe work environment in compliance with, brand, local, state and federal regulations. Follows all procedures for resident incidents. Knowledgeable of emergency procedures.
  • Self/Workload Management: Must have high attention to detail ,strong communication skills, strong leadership ability and excellent problem solving skills. Must have high level of technical expertise as it relates to the position. Must have excellent organization skills and a high degree of creativity to facilitate efficient problem solving. Must be able to manage multiple priorities and be able to work in an environment with frequent interruptions and tight deadlines.
  • After hours on-call: responsible for after-hours building urgent maintenance needs/emergencies.

Experience:

  • Prior hotel or multi-family maintenance experience of at least 4 years or more is a plus.
  • Demonstrated success as a leader.
  • Previous experience in management of maintenance programs specific to electrical, plumbing, HVAC systems and carpentry is preferred.
  • Working knowledge and experience with swimming pool maintenance.
  • Experience ordering supplies and inventory.
  • Must be able to effectively communicate orally and in writing with guests and staff. Must be able to lead a team and manage subcontractors.

Job Type: Full-time

Pay: $42,000.00 - $45,000.00 per year
