The general requirements of the Floating Maintenance Technician 2 is to perform maintenance work that ensures the physical aspects of the buildings, grounds, and common areas of the property meet the Companys standards for cleanliness, appearance, safety, and overall functionality. This position will float to multiple properties in our portfolio to work on projects on an as needed basis.

Property Responsibilities:

• Complete assigned work orders for service, as well as preventative maintenance on the property by diagnosing problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Provide quality experience to resident.
• Complete the make-ready process to prepare vacant units for leasing by completing the pre-move-out inspection, creating a punch list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, correctly documenting all performance notes, load expenses to expense tab and PO log, and inspecting completed work.
• Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items and notifying the maintenance supervisor about re-ordering needs.
• Complete documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
• Assist in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing, performing general cleaning, and painting curbs and signage as needed.
• Support cost-cutting and expense control by repairing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment.
• Work with maintenance supervisor to prioritize maintenance issues and manage schedules.

Organizational Responsibilities:

• Responsible for representing Greenleaf to residents, team members and the community.
• Understand, follow and enforce strict adherence to safety regulations and safe work practices.
• Accountable to team members for your personal and career goals.
• Train maintenance team members to set specific goals and determine milestones.
• Train and promote safe work practices among on-site staff.
• Maintain industry certifications (ex: EPA, CPO, etc.).

Financial Responsibilities:

• Monitor multiple property budgets and spend categories for maintenance.
• Prepare and submit daily maintenance reports to the Regional Manager on a weekly basis.
• Build turnover budgets.
• General Requirements:
• Minimum of 2 years experience in carpentry, HVAC, electrical, plumbing, appliance repair.
• High School diploma or equivalent.
• Must have Universal EPA Certification, HVAC Certification, have tools and reliable transportation.
• Able to manage time and prioritize duties for multiple properties across our portfolio.
