Position Summary:
The Regional Maintenance Lead is responsible for overseeing the daily operations of maintenance projects and maintenance teams for multiple apartment communities. The Regional Maintenance Lead should expect to travel frequently between communities to ensure the success, effectiveness, and safety of all maintenance departments within the region.
Essential Functions and Responsibilities:
- Perform property audits on all properties within region. Copy Regional Manager and Property on report and findings. Establish follow up dates and schedules in ensure compliance
- Improve the effectiveness and efficiencies of all maintenance departments within the region
- Improve bench strength for all maintenance positions through excellent leadership, training, inspections, and mentoring
- Participate in renovation coordination between the operations team, Owner, and Contractor as required
- Oversee implementation and follow up on performance of preventive maintenance programs. Monitor tracking system for the documentation of preventive maintenance program. Suggest improvements or additions as needed
- Manage Quality Control Process that guarantees all maintenance request items are carried out
- Manage work orders effectively; entering WOs, preparing WO summary reports, and managing maintenance staff accordingly, to ensure that all WOs are addressed in a timely and cost-effective manner
- Maintain knowledge of the operation and maintenance of all mechanical and emergency systems within the portfolio
- Evaluate significant maintenance trends for purchasing and training
- Manage personnel objectives and activities through goal setting, communication and performance reviews along with participating in departmental and individual education and training
- Attend regularly scheduled staff meetings
- Evaluate key policy compliance and monitor key control policies throughout region. Make written recommendations as to conditions and compliance issues
- Review on-going problematic maintenance matters affecting resident satisfaction and work with the on-site team to resolve
- Coordinate Power Buying program with vendors and on-site associates
- Analyze cost control evaluations, inventory management, and work order trends. Make recommendations accordingly
- Develop and implement cost savings or value-added services, products, and services
- Coordinate technical training that meets the needs of the maintenance associates and provide instruction as required
- Work with the Investment Managers, Portfolio Managers, and Community Manager in the development of annual capital budgets regarding maintenance items, preventive maintenance budgets, other required expenses related to the operation and maintenance of the properties.
- Assist in the maintenance and operation of equipment used on site (example: sub meters, access gates, alarms, etc.)
- Communicate with Portfolio Managers as to the status of property issues and needed improvements
- Assist Investment Portfolio Managers, Portfolio Managers, Community Managers and Service Managers in troubleshooting equipment/situations/warranty issues
- Provide hands on assistance as needed to facilitate repairs
- Provide technical support and research as needed to assist in troubleshooting
- Assist in recruiting for all maintenance positions. Provide final interview of all Maintenance Supervisors
- Assist Regional Managers, Community Managers and Maintenance Managers in the bidding/estimating of small capital items and operational issues that arise, as assigned. Review bids; establish scope of work and/or bid packages accordingly
- Provide on-site supervision as needed on small capital projects/repairs
- Assist with 07B training hours for Maintenance Supervisors and Technicians. Assist with paperwork/auditing as needed for the program

Education and/or Experience:
- 5 years of property management experience
- 07B Journeyman license required
- Strong administrative and organizational skills
- Strong time management skills and the ability to prioritize wisely
- Strong customer service orientation
- Travel within the region to communities as necessary to complete the job functions
- Some travel outside of the region may be required
- Position requires individuals to furnish their own vehicle to fulfill all of the jobs functions
Computer Skills:
Knowledge of Microsoft Access, Internet Explorer, Microsoft Excel, Microsoft Outlook, Microsoft Word, and Windows Operating System
Language Proficiency:
Must be able to speak, read and write in English, in a manner sufficient to carry out duties
Work Schedule:
The work schedule for this job description is Monday – Friday 8:30am – 5:00pm, weekends and after hours are at times required to fulfill this role successfully.
FLSA Status: Non-Exempt, Full-Time (40 hours per week)
