Goldberg Realty Associates is Hiring a Multi-Family Superintendent Near Tenafly, NJ

This is a live-in superintendent role for our community in Tenafly, NJ. With 24-7 on-call responsibilities. This role also includes a spacious second floor 1 BR 1 BA Apartment!

Oversee and perform all routine and preventive maintenance in order to maintain the physical integrity of the asset and happiness of the residents. The superintendent will also show apartments during regular business hours and at times outside of those hours. Our team is looking for someone who is:

  • Reliable and loves to come to work each day
  • Gritty personality- meaning that you put your mind towards something and accomplish it!
  • Has top notch "make resident happy skills"
  • Has hands on maintenance skills- you don't have to call in the "troops" to get things done- you already know how to do it!

WHAT YOU BRING TO THE TABLE:

  • Previous experience that includes hands on plumbing, electrical, HVAC, carpentry and locksmithing and occasional temporary worker supervision. Residential property management experience preferred.
  • Ability to develop rapport with residents and other team members.
  • Problem solving skills.
  • Organizational skills.
  • Ability to meet deadlines.
  • Written and verbal communication skills.
  • Must be available on an as-needed basis for after hours, on-call emergency services.
  • Maintenance/Customer Service
  • Knowledge of Yardi systems a big plus

WHAT YOU WILL BE DOING:

  • Institute and manage systems for effectively handling resident service requests.
  • Perform, delegate, oversee and inspect all maintenance tasks.
  • Ensure that all make ready repairs and services are completed correctly and on schedule. Correct situations within 24 hours when possible.
  • Develop specifications for grounds maintenance, snow plowing and cleaning done by staff and/or outside contractors.
  • Organize maintenance shop, keeping inventory of equipment and supplies.
  • Maintain awareness of the physical condition of the property and immediately correct unsafe conditions.
  • Maintain accurate records regarding preventative maintenance, service requests (received and completed), expenditures, apartment make-ready status, work in progress, etc.
  • Schedule staff for on-call duties to provide 24 hour emergency maintenance services.
  • Budget/Cost Control
  • Maintain adequate inventory of spare parts and maintenance materials to handle most common repairs and situations. Report all major repairs and requisitions to manager prior to any expenditure of funds.
  • Monitor and maintain effective internal control over purchasing and other operational activities in compliance with best practice policy and guidelines.
  • Research, recommend and hire maintenance contractors and vendors, if necessary, and oversee their work.

PHYSICAL REQUIREMENTS TO BE AWARE OF:

Constant need (66% to 100% of the time) to be on feet.

Have constant need (66% to 100% of the time) to perform the following physical activities:

Bend/Stoop/Squat: Perform routine maintenance/repairs, pick up tools and needed equipment.

Climb Stairs: Service requests, make-ready needs for 2nd and 3rd floor apartments.

Push or Pull: Move equipment, appliances, open and close doors, etc.

Reach Above Shoulder: Perform routine maintenance/repairs, stock & remove equipment, parts, etc.

Climb Ladders: Perform routine maintenance /repairs. (can/may exceed 15 feet).

Underground: Go underground or in crawl spaces to diagnose problems (water, heat, etc.).

Grasp/Grip/Turning: Handle tools & equipment, perform routine maintenance/repairs.

Finger Dexterity: Handle tools and equipment, perform routine maintenance reports.

Writing: Inventory maintenance, requisition requests, required maintenance reports.

Lifting/Carrying (supplies, replacement parts, ladders, etc.):

Over 150 lbs.: Rare need (less than 1% of the time)

75 lbs. – 150 lbs.: Occasional need (1% to 33% of the time)

25 lbs. – 75lbs.: Frequent need (33% to 66% of the time)

1 – 25 lbs.: Constant need (66% to 100% of the time)

Note: Lifting and carrying of weights exceeding 50 lbs. is to be accomplished with assistance from one or more persons. Examples of heaviest items lifted include washer/dryers, refrigerators, A/C units, abandoned sofas, etc.
