Geosam is a private real estate development and management firm with operations in Georgia, North Carolina, Florida and Texas. We own and manage several commercial and residential properties and have many exciting new land development and construction projects underway.

The Role: Project Manager

As the Project Manager, you will assist with development projects from concept, through approvals, to completion of construction, including liaising with and monitoring of contractor and consultant contracts, approval agencies, schedules and budgets. Other job responsibilities will include the following:

• Ensure that the project is being built in compliance, on schedule, within budget, and to quality standards
• Manage, maintain update project budgets, schedule and quality standards
• Review and interpret construction drawings
• Identify value engineering cost savings
• Oversee, point of contact for outside consultants and contractors
• Manage contracts, sub-contractors to meet project goals and schedules
• Tour project sites during construction to ensure work in place is compliant with design documents and the progress is in alignment with presented schedule
• Interpret and evaluate proposals, construction concepts and drawings, contracts, consultant proposals and government regulations
• Researching data related to potential land development; such zoning, servicing and terrain
• Responsible for producing concept plans on prospective projects
• Assists in contract negotiations, preparation of bid packages and preparation of construction contracts
• Assist with obtaining all required permits from local jurisdictions
• Ensure vendors have appropriate PO’s, contracts and insurance in place
• Other duties as assigned

As the Project Manager, you will possess the following qualifications:

• Bachelor degree (B.S.) from a four-year college or university and land development; or equivalent combination of education and experience
• Two (2) years minimum experience of progressively increasing project management responsibility and experience in land development, horizontal construction
• Proven working experience in heavy construction management
• Good knowledge of erosion controls BMPs
• Good working knowledge of Word, Excel, Outlook
• Proven ability to manage multiple and complex tasks in a fast-paced environment with competing priorities and deadlines
• Proven problem solver and decisive critical thinker
• Strong communication and interpersonal skills with a proven ability to have experienced discussions with contractors, inspectors and engineers
• Highly organized and detail orientated
• Strong negotiation skills
• Self starter who assumes ownership and accountability
• Must have a valid Driver’s License be able to drive to/from sites, offices and more
