Garden Street Communities is Hiring a Director of Land Development Near Lakeland, FL

Garden Street Communities (GSC) is seeking an entrepreneurial leader for the role of Director of Land Acquisition and Development covering the Lakeland, FL Region (Polk County, Manatee County, Hillsborough County, and Pasco County). The purpose of the role is to acquire and develop land and create fee-simple residential subdivisions ranging in size from 100 to 500 lots.

The position is a hands-on role that requires you to find and purchase property(s) and manage the entire land development cycle.

(Which includes rezoning, permits and approvals, site civil construction; and platting of finished lots)

This role is different.

You have the opportunity to manage the entire land life-cycle from identifying a raw piece of property to turning that land into finished lots serving future families.

The ideal candidate should demonstrate the following:

  • Persistence, persistence, persistence.
  • Acquisition Experience: finding, underwriting, and acquiring residential land.
  • Entitlement Experience: rezoning, permitting, and construction plan approvals for residential subdivisions.
  • Site Development Experience: managing site contractors, overseeing budgets and schedules, hard-scape and landscape installations, platting lots, and project closeout.
  • Knowledge of land costs, finished lot costs, and site development costs within the Tampa market.
  • Contacts within the Tampa area including brokers, site contractors, and engineers (consultants).
  • Must know how to use Excel spreadsheets (the basics).
  • Must be able to use online GIS tools (eg. property appraiser; county GIS mapper) to quickly review land characteristics including zoning, future land use, floodplain, wetlands, utilities, etc.
