Job Title: Project Manager, Construction and Development
Reports To: Vice President of Construction
Summary:
The Project Manager will be responsible of supporting the Vice President of Construction in planning construction projects and overseeing their progress along the way in a timely and cost-effective manner. You will be responsible for budgeting, organization, implementation, and scheduling of the projects.
Responsibilities and Duties:
Design and Construction Phase
· Assist with the qualification, selection and contract negotiations for the design team and all vendors and consultants.
· Review, negotiate and approve design team and consultant additional work requests.
· Obtain required project public approvals regarding zoning, annexation, CON, site plan approval, wetlands, etc.
· Review SD, DD and CD drawings for adherence to programming and design direction.
· Evaluate the adequacy of all construction allowances, contingencies, and general conditions.
· Review, negotiate, and approve GC/CM change order requests.
· Monitor the GC/CM performance for areas of potential risk and provide leadership in project safety and quality improvement.
· Coordinate the selection, procurement, delivery and installation of all consultants and vendors not managed by the GC or Interiors team.
· Set up project folder template and file all project documents. Maintain project folder in a timely manner through duration of the project.
· Prepare and maintain project task sheet to ensure all project activities are completed.
· Produce a Master Project Schedule that includes planning, design, rezoning, construction, procurement and installation, and all other activities that are an integral part of the timeline for project. Maintain the Master Project Schedule and monitor the project team's performance against schedule goals. Make recommendations on actions required to expedite project completion and/or improve performance, if necessary.
· Produce and maintain a Project Action Log detailing all critical activities, decisions and required information, with responsible party and required completion dates.
· Maintain Master Project budget including entering commitments, PO’s, and contracts as well as forecasting upcoming commitments and budget overages.
· Reconcile estimated and actual costs with Galerie’s accounting department on a regular basis.
· Facilitate the activities of the architect and contractor with respect to construction estimates, value analysis, cost reduction and early construction planning.
· Review construction budget and provide recommendations relative to pricing submitted.
· Review invoices submitted by the design team, contractor, consultants, vendors and others to be sure they are consistent with contractual requirements.
· Develop a Project Status Report of the month's activities, status of the budget and schedule and critical activities or action items for the upcoming period.
· Review the contractor's applications for payment and all supporting documentation and make recommendations regarding approval or disapproval. Confirm work being billed is actually complete by performing a site walk prior to approval.
Occupancy and Close-out Phase
· Coordinate training of Galerie's maintenance and engineering staff and monitor equipment start-up activities.
· Confirm contractor compliance with all contractual requirements prior to release of retainage and issuance of final payment. Confirm receipt of appropriate lien waivers Close-out documents, record drawings and other documentation.
· Oversee the preparation of the punch-list and confirm all items are completed prior to occupancy.
· Facilitate communication among governing agencies and the project team to assure that all regulatory inspections occur in a timely manner.
· Perform walk-throughs with Galerie team members to ensure operational readiness.
· Assist in receiving, organizing, and storing

Education and Experience:
· Applicants should have a minimum of a Bachelor’s Degree from a 4-year university in Civil Engineering, Construction Management, or Architecture
· A Master’s Degree in a construction-related concentration is an added advantage, but not necessary
Knowledge and Skills:
A quality candidate should have at least 8 years on-job experience in a verifiable construction project. Ideally, the candidate should also possess managerial skills acquired while working under a Contractor, Construction Manager, or another expert in the construction industry. Previous experience as a Contractor, Architect or Engineer in a construction project is a plus. An in-depth knowledge of construction procedures, building and safety compliance and sound financial estimation skills are a must.
