Title: Senior Property Manager

ScheduleFull Time with Travel, generally 8am to 5pm Monday through Friday

Job Description:

Roaming Property Managers are responsible for the daily operations of one or more apartment communities. They provide leadership and guidance to property managers as assigned and ensure properties are operating efficiently and effectively.

Essential Functions:

(List in rank order from most to least essential.)

1. Oversee daily operations of apartment communities. Ensure property managers are marketing and leasing apartments, creating and managing the property’s budget, handling resident concerns, managing property staff and learning compliance regulations to manage affordable properties. Assume property manager responsibilities for properties when a position is vacant.

2. Keep regional manager apprised of all key property, personnel and resident issues. Inspect the work of outside vendors. Analyze systemic issues affecting property needs within the portfolio. Investigate and resolve escalated personnel, resident or agency concerns.

3. Travel to all properties within portfolio. Conduct site visits; Attend all property inspections and assist with interior unit inspections.

4. Assist property managers in correct filing of paperwork and meeting compliance deadlines.

5. Travel to, and participate in, both regional and home office training and/or conferences as required. Must be able to work evenings and weekends.

Non-Essential Functions:

1. Assist in processing paperwork and reports.

2. Assist in training of personnel associated with the property

3. Other related duties as determined from time to time and communicated to the employee.

Essential Knowledge, Skills and Abilities:

(List minimum requirements and indicate level of expertise as Beginner, Advanced or Expert.)

· Knowledge of Property Management – Intermediate/Advanced

· Customer Service/Service Recovery Techniques – Advanced

· Ability to manage challenging tenant issues and concerns – Advanced

· Knowledge of MS Excel, Outlook, and Word – Intermediate

· Property Management Software, preferably One Site - Intermediate

Minimum Education/Equivalent Experience Requirements:

(Requirements should be specific and job related.)

· High school diploma or the equivalent, College degree preferred.

· Prior experience in property management - Preferred

· Prior Supervisory Experience, preferred.

Supervisory Responsibilities:

· Immediate and Indirect Supervision

List of positions reporting to this position:

1. Direct - Property Managers

2. Indirect - Maintenance Technicians, Housekeepers, and other staff assigned to properties.

Physical Demands & Work Environment

1. Physical Demands

Must be able to walk and stand for extended periods of time in all weather conditions. Must be able to climb stairs to tour properties.

2. Work Environment

Office environment. Physical inspections of property require outside activity and exposure to weather conditions.

3. Equipment to be used

Laptop, computer, telephone, camera, adding machine, printer, copier, scanner.
