FTS is Hiring a VP of Land Development Near Greenville, SC

Position: Vice President of Land Development
Location: Greenville, South Carolina

Responsibilities:

  • Ensure timely and budgeted opening of new communities, overseeing all aspects from tentative tract maps to turnover of finished lots.
  • Manage all land development activities, ensuring compliance with municipal requirements and turnover to HOAs.
  • Maintain strict adherence to division budgets and schedules.
  • Expertise in tentative and final maps, soil conditions, utility design, and civil improvement drawings.
  • Navigate government approval processes for preliminary approvals and construction permits.
  • Take ultimate responsibility for land development budgets and schedules.
  • Review survey/title issues and assess project feasibility.
  • Coordinate joint development agreements, municipal agreements, easements, and licenses.
  • Supervise contract negotiation with land development contractors.
  • Oversee outside consultants and collaborate with internal teams on lot fit and utility locations.
  • Direct the creation of HOAs and act as a liaison as needed.
  • Manage the Land Development Department, including operations, budgets, and staff development.
  • Monitor financial performance and manage profit and loss operations.
  • Address customer concerns and needs.

Qualifications:

  • BA/BS degree in Real Estate, Finance, Construction Management, or Civil Engineering.
  • Ten years of experience in acquisitions and land development.
  • Strong local real estate knowledge preferred.
  • Familiarity with reimbursement agreements, purchase contracts, entitlement issues, and zoning.
  • Proven experience in managing the development of new communities.
  • Strong leadership and management skills, with a track record of team growth and development.

Job Type: Full-time

Pay: $200,000.00 - $350,000.00 per year
