The Integrated Building Systems Manager will evaluate existing integrated building systems portfolio-wide and recommend changes toward improvement and standardization, maintain 99% uptime on all integrated building systems across the portfolio, and ensure all General Managers are properly trained in the following integrated systems procedures. The Integrated Building Systems Manager will report to the VP of Facilities.

Evaluate existing integrated building systems portfolio-wide and recommend changes toward improvement and standardization:

  • Evaluate all access control, surveillance, intercom, internet, and phone systems for general function, compliance, historical uptime and maintenance costs, and Flow app integration.
  • Review and compare all system-related service contracts between properties. Identify service gaps and surface opportunities to consolidate contracts toward savings.
  • Recommend changes and/or additions to hardware infrastructure (specs, locations, etc.), or service providers to maximize functionality and standardize solutions between properties.
  • Recommendations should include action plans, proposed budgets with multiple quotes, and project justifications.
  • Oversee the implementation of approved changes.
Maintain 99% uptime on all integrated building systems across the portfolio:
  • Execute comprehensive inspections and testing for all integrated building systems.
  • Design and implement exception reports to identify both hardware and software challenges across systems.
  • Swiftly respond to, troubleshoot, and oversee the completion of necessary repairs to maintain system functionality. Report on activities completed, deferred or requiring further action.
  • Project manage all large integrated system repairs in collaboration with building GMs and Flow’s Capital Improvements department.
  • Support low voltage coordination related to parking management and package management systems.
Ensure all General Managers are properly trained in the following integrated systems procedures:
  • All emergency procedures related to integrated systems.
  • Providing, editing, and revoking user access to all integrated systems.
  • Logging in, checking out, and reporting damage or absence related to packages.
  • Adding/removing vehicles and changing vehicle information within parking systems.
  • Reviewing, clipping, and downloading surveillance footage.
  • Creating new access control levels and adding/removing areas from access control levels.
  • General issue identification, troubleshooting, and support ticket submission across all systems.
Ideal Background:
  • Bachelor’s degree in electronics or related field preferred; equivalent experience required
  • 5 years’ experience managing commercial integrated building systems across multiple categories
  • Expertise in access control hardware, system configuration, troubleshooting, etc.
  • Advanced analytical skills pertaining to integrated systems uptime/issue identification
  • Experience supporting hardware/software integrations related to access control, intercoms, and surveillance systems
  • Understanding of network components and server operating system management
  • Ability to read/understand design and construction documents
  • Excellent communication and organization skills
  • Proficiency in Microsoft Office and G-Suite products
  • 50-70% of travel across the properties in the portfolio
