Job Description: Property Manager

Five Star Storage is looking to hire a detail-oriented and organized individual for property management. In this role, you will play a crucial part in ensuring smooth operation of our self-storage properties and deliver exceptional customer service.

The Property Manager is responsible for overseeing day-to-day operations of residential or commercial properties. Your primary objective is to ensure the efficient and profitable management of the property while maintaining high standards of occupant satisfaction and property maintenance. Key responsibilities include property inspections, customer relations, lease administration, financial management, and maintenance duties and coordination. Your role is essential for preserving the value and integrity of the property while delivering exceptional customer service.

Responsibilities:

  • Conduct detailed property inspections and maintenance to ensure the property’s physical condition is well-maintained
  • Address discrepancies promptly and communicate with occupants as necessary
  • Ensure units are cleaned and ready to rent in a timely manner
  • Handle customer inquiries, concerns, and lease-related matters with professionalism and responsiveness
  • Coordinate leads, reservations, move-ins, and move-outs ensuring compliance with sales processes
  • Collect and manage rent payments, fees, and other financial transactions, maintaining accurate records
  • Conduct and supervise maintenance and repair activities, including cutting locks, replacing latches, snow removal, weed control, cleaning units, changing lightbulbs, snow removal etc.
  • Maintain curb appeal by promptly addressing garbage, weeds, and ensuring access areas are free of snow and debris
  • Implement property policies, rules, and regulations, ensuring compliance
  • Maintain property records, including lease agreements, inspection reports, and financial documents
  • Prepare and distribute regular reports to upper management and owners
  • Stay informed about local and state self-storage laws and regulations
  • Ensure property complies with safety and environmental standards
  • Accept after-hour emergency calls and ensure issues are resolved, and coordinating additional assistance if necessary
  • Continuously follow up on leads and reservations documenting all interactions and maintaining future follow-up dates
  • Make regular collection call efforts for past-due accounts always documenting appropriately
  • Follow auction processes in compliance with the state lien laws ensuring auction-related tasks are completed appropriately
  • Inspect and maintain courtesy trailers and company equipment as applicable
  • Review activity reports for discrepancies or unusual activity
  • Maintain and organize document filing

Requirements:

  • Experience with customer service and property management or related field
  • Strong knowledge of technology and software programs and tools
  • Excellent communication and negotiation skills
  • Detail oriented and proficient in problem-solving and decision-making
  • Customer service-oriented with strong focus on customer satisfaction

Typical Workdays/Hours:

  • Full-Time Position: 40-hours week
  • Monday-Friday with additional flexibility based on facility needs

Location:

  • Work across Fargo, West Fargo, ND and Moorhead, MN

  • $18.00 - 19.00/hour
