Responsibilities/Duties:
· Administer daily operations of properties in a manner consistent with Company policies and ownership directives
· Develop and implement the approved strategic plan for assigned properties while holding the primary responsibility for the daily operation of the portfolio
· Maintain compliance with established policies and procedures, the management agreement, city, state, and federal laws along with the client’s overall objectives
· Review and approve all contracts, including expenditures, related to the building
· Prepare all financial reports as well as operating expenses and CAM recs
· Prepare and distribute the annual budget
· Gain and maintain familiarity with tenant leases, in particular with clauses that affect the operation of the building
· Manage all construction work to ensure all alterations are performed in accordance with building standards and applicable lease provisions
· Monitor the performance of all contracted services in an ongoing basis, bidding services as needed
· Coordinate with engineers and vendors in the operation of MEP systems and make recommendations as needed
· Establish and maintain a positive tenant relations program, including tenant meetings as required
· Manage daily log of tenant requests, work orders, and remedial actions taken
· Establish and maintain positive work relationships with team brokers and outside agents while also participating in lease negotiations as necessary and monitoring the development of lease documents
· Oversee lease administration
· Perform tenant lease renewals
· Conduct property review meetings while setting the operating policy to be consistent with Company and client objectives
· Ensure that all reporting requirements are met in a timely and accurate manner to efficiently and effectively work alongside the accounting team
· Administer tenant compliance with insurance requirements and coordinate all claims as needs arise
· Maintain the overall appearance of vacant spaces
· Hire, train, and develop building personnel, including performance evaluations

· Must possess excellent communication skills and exchange information with others accurately
· Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals
· Exceptional organization in managing time with the ability to prioritize multiple projects simultaneously and meet strict deadlines while working independently or with a team
Required Skills, Education and Experience:
· High school diploma, required
· At least 3 years’ experience in commercial property management, required
· Current Arizona real estate license, required
· Valid Driver’s license, required
· Proficiency in Excel and Word, required
· Yardi experience, preferred
Supervisory responsibilities: Minimal, responsible for the development and performance of team members.
