FirstService Residential is Hiring an Assistant Maintenance Manager Near Los Angeles, CA

Job Overview:

The Assistant Maintenance Manager manages all aspects of maintenance responsibilities. Is knowledgeable of procedures and oversees processes along with performing maintenance duties on property. This is a working supervisory position. Keeping buildings, facilities, and restrooms in operating condition is a priority. Must maintain a good relationship with the residents/clients/committees/vendors, which leads to a positive work environment. Duties may include performing maintenance activities and notifying management of the need for repairs.

Compensation: $19-$20hr

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

Job Responsibilities:

  • The job duties listed are typical examples of the work performed by positions in this job classification. Not all duties assigned to every position are included, nor is it expected that all positions will be assigned every duty.
  • Has constant contact with others in the performance of daily duties including clients, supervisors, subordinates, and other employees.
  • Will be responsible for scheduling and documenting maintenance procedures for all facilities. And keeping accurate records.
  • Ensure employees are trained and ready to perform their assigned duties.
  • Provide on-the-job training for all employees, giving detailed instructions.
  • Porter services – Lot cleaning in preparation for upcoming reservations, and after departure and/or when necessary.
  • Daily trash pickup.
  • Forklift certification, for trailers that are taken to and from storage.
  • Maintain inventory each day, including additional equipment needed for a specific job.
  • Assists in the selection of staff; performs periodic evaluations of subordinates and recommends and implements discipline as required.
  • Ensure timecards are accurately completed for crew members at the end of each day.
  • Take the initiative to act without the need for prompting. Recognize and address problems quickly and decisively.
  • Conduct performance reviews of all direct reports
  • Responds to emergencies as requested; coordinates activities with other responders; directs the work of staff and utilization of resources to effect repair and ensure the safety of the community.
  • Completes regular community inspections and prepares status reports.
  • Makes suggestions and understands and adheres to budgets.
  • Manages maintenance backlogs.
  • Investigate vandalism as necessary.
  • Share maintenance duties as needed below:
  • Participate in the establishment and implementation of a systematic preventive maintenance program.
  • Perform various preventative maintenance functions.
  • Notify General Manager concerning the need for major repairs or additions in the common area and file an appropriate work order.
  • Complete appropriate requisition for supplies and equipment as needed for cleaning and maintenance duties.
  • Set up, arrange, and remove decorations, tables, and chairs, to prepare facilities for events such as board meetings.
  • Participates in maintenance and repair activities.
  • Ensure all safety precautions are followed by all staff in the performance of their work.
  • Be courteous and pleasant to residents at all times.
  • Perform related duties and responsibilities as required.
  • Practice and adhere to FirstService Residential Global Service Standards.
  • Conduct business at all times with the highest standards of personal, professional and ethical conduct.
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional materials and supplies.
  • May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain a specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
  • Ensure all safety precautions are followed while performing the work.
  • Follow all policies and Standard Operating Procedures as instructed by Management.
  • Perform any range of special projects, tasks, and other related duties as assigned.

Skills & Qualifications:

  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
  • An ability to follow oral and written directions, keep accurate records, fill out logs and journals, and perform administrative operational functions.
  • Proficient in speaking, reading, and writing English as this position requires interfacing verbally with the public, tenants, their peers, and supervisors.
  • Ability to prepare written reports and complete log sheets.
  • Bilingual Spanish is helpful but not necessary.
  • Ability to determine next-level involvement for problem resolution.
  • Must demonstrate good judgment.
  • Ability to think and work independently as well as part of a team.
  • Must be able to work well under pressure and deadlines, as well as work independently and prioritize time effectively.
  • Ability to make decisions and solve problems creatively.
  • Possession of, or ability to obtain, an appropriate valid State Driver's License. Forklift certification is preferred.

Education & Experience:

  • 5 years of experience of facility maintenance work with 2 years as a supervisor.
  • High School Diploma or GED.

Physical Requirements & Working Environment:

  • Possession of, or ability to obtain, an appropriate valid State Driver's License.
  • Must be able to lift 50 lbs.
  • Must have finger dexterity for typing/using a keyboard.
  • Must be able to drive to different Company locations if requested.
  • Some travel may be required.
  • Work is performed in a variety of environmental conditions, with most of the exposure being outdoors, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust.
  • Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time.
