We're seeking a Real Estate Acquisition Specialist who loves a challenge and wants the opportunity to grow with a fast-paced company. We are expanding our operations nationwide and need multiple stand alone industrial properties in some of the country's hottest real estate markets. The published vacancy rates for these types of properties are often less than 5% making this task extremely challenging. To achieve our goals we are seeking to add a Real Estate Specialist to our market expansion team. This position will require a working knowledge of Commercial and Industrial Real Estate, but more importantly, a driven approach to exploring every available resource to find properties that meet our needs. The right individual for this position will not be comfortable in a 9-5 job. They will be inspired by the challenge and willing to put in significant effort to achieve success.

Primary Responsibilities

  • Search for properties in our target markets with every online real estate listing resource
  • Aggressively network with commercial listing agents in every target market to find off-market deals or pocket listings
  • Identify "diamond in the rough" properties. This type of property might have the right structural, space, and zoning requirements but require creative construction solutions to fit the property to our needs. In these cases, the individual will need to work closely with new market construction management to determine project feasibility
  • Thoroughly research and understand local zoning and ordinances to ensure any potential properties meet local requirements
  • Travel to walk through potential properties nationwide
  • Analyze lease and purchase documents
  • Aggressively negotiate lease and purchase pricing and terms with landlords/owners

Skills & Qualifications

  • Must be able to draft necessary paperwork such as letters of intent, purchase agreements, and leases for counsels review
  • Have at least 3 years experience in Commercial and/or Industrial Real Estate
  • Excellent Verbal communication
  • Ability to travel at least 25% of time
  • Commercial Construction (ideal but not required )
  • Drive to succeed in a fast paced environment
  • Self Motivated
