This is a 2-part Assessment, the first part is a Behavioral Assessment and takes about 3 minutes. The second Assessment is a Cognitive Assessment that takes 12 minutes. Don't be nervous, this isn't a test, there is no "pass" or "fail"! It's simply an Assessment that will help us ensure we consider you for a position best suited for you. It will also be used to help us ensure you are most effectively trained and developed so that you thrive and grow should you join EōS.

Position Description

The Real Estate Manager at EōS is responsible for overseeing and controlling all aspects of the real estate document preparation, negotiation, filing, and dissemination process. This role involves coordinating with brokers, third parties, and internal teams to ensure accurate and regular updates to program and software systems. Reporting to the VP of Real Estate, the Real Estate Manager will take charge of property management, facility, and operational issues for gyms within their designated market. They lead the Letter of Intent (LOI) process, negotiating and finalizing LOIs with brokers, developers, landlords, and EōS team members. Moreover, the Manager assists in managing and tracking the real estate EōS pipeline, monitoring deals across all markets from site selection to lease signature.

Responsibilities

  • Prepare materials and coordinate market site tours, conducting pre and post site tour reviews with brokers.
  • Manage, monitor, and oversee the EōS software lease administration and deal tracking CRM/databases, collaborating with brokers, developers, and the internal development and construction team. Maintain lease status reports, pipeline tracking, five-year plans, hot sheets, and document storage.
  • Work with construction and Real Estate teams to set Rent Commencement Dates.
  • Negotiate lease amendments, SNDA's, estoppels, NDA's, COI's, options to renew, remodel amendments, and other relevant documents.
  • Manage all equipment waivers and prepare Facilities and Accounting new store forms.
  • Master and maintain a strong working knowledge of demographics, competition, leasing market conditions, developers, leasing opportunities, and trends within designated markets.
  • Review and approve CAM budgets and reconciliations, working with accounting on rent and CAM payments issues.
  • Coordinate, troubleshoot, and collaborate with other EōS teams on property management, security, facility, operations, and finance issues, ensuring seamless integration and resolution of any challenges.
  • Collaborate with the Development team on all presale locations, negotiating license agreements and short-term leases to facilitate smooth transitions.
  • Assist in visualizing and forecasting the EōS 5-year plan, contributing valuable insights and expertise to strategic planning initiatives.
  • Conduct thorough research of the local real estate market, staying abreast of industry trends and attending real estate conferences to remain informed and proactive.
  • Actively participate in ICSC events and other relevant conferences, networking with industry professionals and staying attuned to emerging opportunities and best practices.

Qualifications

  • Minimum of 4 years' experience in commercial retail leasing, tenant representation, and/or development, demonstrating a proven record in these areas.
  • Exhibit a comprehensive background in negotiating LOIs, displaying adept negotiation skills and the ability to secure favorable terms.
  • Proficient in working with new software systems, displaying a strong aptitude for adapting to and leveraging technological tools effectively.
  • Demonstrate exceptional networking capabilities, fostering valuable connections and partnerships within the industry.
  • Excel in collaborating across multifunctional groups, effectively leveraging diverse perspectives and expertise to achieve common objectives.
  • Display strong conflict resolution and critical thinking skills, adeptly navigating challenges and finding effective resolutions.
  • Willingness and ability to travel as needed for market visits and site tours, ensuring comprehensive understanding and oversight of designated markets.
  • Must live in the Dallas, TX market.

Requirements:

  • Must successfully pass background check.
  • Ability to work in a gym setting; move about club floors and rooms; communicate with employees, members, and vendors.
  • Ability to access and operate Company computer system including prepare documents, enter data into computer system, read reports from a computer data base or email system.
  • Ability to bend routinely and repetitively to lift more than 40 lbs.
