Job Description
The Associa Corporate Real Estate Lease Project Manager will be responsible for providing project planning and oversight for corporate real estate projects such as office relocations, lease renewals, office right-sizing (expansions or downsizes), construction, data cabling infrastructure and IT equipment installation (routers, switches, UPS, etc).
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Corporate Real Estate Lease Project Management Responsibilities shall include:

• Building project plans, goals, and budgets for every lease project.
• Analyzing real estate markets and comparing available spaces.
• Negotiating business terms in a proposal and legal terms in a lease contract.
• Space Planning.
• Managing construction.
• Coordinating office relocations with multiple vendors and stakeholders.
• Placing orders for office FF E and tracking them.
• Financial reporting - creating and tracking project budgets, creating PO's, submitting expense reports; assisting with rent analysis as needed.
• Adhering to Associa Corporate Real Estate standards.
• Preparing and updating weekly reports.
• Conducting reoccurring project meetings with multiple departments, vendors, and stakeholders.
• Other duties as assigned.

Requirements
MINIMUM REQUIREMENTS:

• Bachelor's Degree in a related field (i.e. architectural/design, business, real estate, facilities/property management, technical trade/engineering) and 3-5 years of related experience or equivalent combination of education and experience
• 3-5 years of experience in corporate real estate, project management, facilities management, or office lease transaction management
• Licensed in real estate in the state of Texas (or willing to become licensed).

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:

• Able to complete all Associa Corporate Real Estate projects on time, on budget and with the expected ROI.
• Working knowledge of the commercial real estate industry with emphasis on office use.
• Experience with negotiating office lease transactions.
• Knowledgeable in property management, space planning design, construction management, low voltage cabling, and IT equipment installation.
• Comfortable meeting firm deadlines and budgets.
• Team-oriented with a proven ability to partner with multiple departments, groups and individuals to get things done.
• Willing to travel when necessary.
• Prior experience in leading projects or a key contributor on a project team.
• Basic understanding of budgeting, corporate financial systems and procurement.
• Knowledge of all Microsoft applications including Excel, Word and Power Point.
• Outstanding verbal, and written communication skills with all levels of an organization.
• Proven ability to influence others and conduct effective negotiations.
• Customer service mentality.
• Must be able to successfully work well with others in a team environment.
