Experience Requirement:
· Minimum of 2-5 years of experience in single-family or multifamily property maintenance, general service and other service responsibilities including the ability to recognize and repair residential household, electrical, plumbing and mechanical malfunctions or equipment failures
· High School graduate required Associates degree a plus
Role Definition
The Service Technician is responsible for inspecting and troubleshooting service request issues and making repairs in single family homes and delivering an outstanding customer experience while controlling costs and expenses.

Key responsibilities include:
· Electrical and plumbing
· A/C and heating systems
· Appliances
· Water irrigation systems
· Stairs, gates, fences, patios, railings
· Tile, carpet, and flooring
· Roofing, gutters, fasteners
· Interior/exterior lights
· Fireplaces, ceiling fans
· Gas fixtures and appliances
· Shutters, doors, cabinets, windows, sliding glass doors o Boiler, gas and electric
· Door locks, P.O. boxes and locks
· Security systems
· Ceiling leaks
· Walls
· Other Service areas as required
Knowledge, Skills and Abilities: (Identifies the knowledge, skills and abilities for the role to achieve its goals.)
Skills:
· Able to diagnose and repair basic HVAC equipment
· Able to diagnose and repair basic plumbing (i.e., Lav faucets, kitchen faucets, bathtub faucets, PVC P-trap)
· Able to diagnose and repair basic electrical 110/120 volt and 220/240 volt systems (i.e., light switches, 3-way light switches, outlets, GFCI outlets, light ballast)
· Demonstrates experience repairing and installing all makes and models of residential appliances preferred
· Knowledgeable about pertinent laws as well as EPA and OSHA regulations
Abilities:
· Able to work and cope well under pressure and meet tight deadlines
· Able to interact tactfully, professionally, and ethically with residents and vendors
· Possesses strong organizational and communication skills
· Exemplifies professional appearance at all times
· Available for on-call service requests, including weekends and evenings as needed
· Able to sit or stand for several hours at a time, to climb up and down stairs several times each day, and to lift 50 pounds with ease
Knowledge:
· Working knowledge of mobile devices (i.e., Smartphone, iPad)
· Maintains reliable transportation daily that can professionally and safely transport required materials necessary to perform job functions (i.e. ladders, water heaters, appliances, etc.)
· Must possess valid driver’s license and valid vehicle insurance at all times with no major traffic violations, suspensions, or DUIs in previous 5 years
· Bi-lingual is a plus
Day/Week/Month in the Life (Identifies the general or key activities that the role is responsible for daily, weekly, or monthly, etc.).
Daily
· Reviews daily schedule of service requests and inspections
· Reviews service request details and determines tools and supplies that will be needed for that day
· Confirms all tools and equipment are in good working order
· Performs and documents service requests and periodic inspections within proper time frames
· Manages open service requests with pending parts so they can be rescheduled upon receipt of parts
Weekly:
· Orders supplies as needed to maintain stock levels of frequently used supplies
· Completes any training or safety training as assigned by Service Manager
Monthly
· Review pertinent Key Performance Indicators (KPI) with Service Manager

· Average Labor Duration per Job per Tech per Day
· Average Service Tech Customer Service Score
· % of Service Requests resolved during first property visit per Tech
