Role and Responsibilities: The HVAC Technician ensures all EDEN owned and/or managed properties have HVAC (Heating, Ventilation, and Air Conditioning Systems) maintained to manufactures and HUD standards for our tenants, employees, and customers to meet agency and community standards to fulfill EDEN's mission to provide safe, decent, and sanitary housing. ESSENTIAL JOB FUNCTIONS: 1. Performs inspections on properties to assess existing HVAC and documents findings. 2. Perform repair work on all HVAC equipment in EDEN owned and managed properties to the greatest extent possible to ensure all equipment is in good working order. Coordinates with property management staff, facilities and maintenance coordinator for the management and implementation of work orders, schedules daily and weekly activities related to pest control work orders, and schedules all follow up requirements with tenants and management is EDEN owned and/or managed facilities. 3. Determines if outside vendors support is needed to repair or replace equipment. If outside vendor support is needed, coordinate with vendors for proposals, scope of repair work, and coordinate efforts with customer and the maintenance department. Identify priorities and schedules. 4. Work with Manager of Facilities and Maintenance to issue contracts, purchase requisitions for coordination of those efforts. 5. Schedule and manage using the work order system, preventative maintenance needs for all HVAC equipment including filter changes. 6. Provide resident training on new equipment installations and thermostat operation. 7. Attend all training for HVAC equipment including new and rehab construction projects. Maintain accurate operations manual in a central file. 8. Attends HVAC training classes as needed. Provided technical assistance to maintenance technicians to assist in diagnosing HVAC related issues. 9. Insures all maintenance manuals are followed for the scope of work for preventative maintenance and that all manuals are kept up-to-date and in good order. Keeps accurate records of tasks performed. Trade and/or technical school training in Heating, Ventilation, and air conditioning systems is mandatory. EPA certification Section 608 in refrigerates is preferred.
