Residential Construction Project Manager - Job Responsibilities

Put your talent to work at Eco Minded Solutions, San Diego's premier architecture and landscape design construction company. Business is booming so we need to immediately hire a Project Manager for the home building division of our business to keep up.

At EMS, the Project Manager (PM) is a front-line manager of project performance and profitability. The PM is the main point of contact for project stakeholders - both internal (Design team, Superintendents, Finance & Operations staff) and external (Owners, Clients, Subcontractors, Vendors).

Duties and responsibilities

  • Attend Pre-Con Handoff Meetings with Design Department to ensure job information is communicated before proceeding into Construction phase
  • Review Project Plans/Estimate for completeness, identify gaps, allowances, placeholders, etc.
  • Create and maintain look-ahead schedules that make sure upcoming events are communicated, tracked and are being proactively managed.
  • Procurement (select Subcontractors and Vendors for project)
  • Issue Purchase Orders and Subcontracts
  • Create Project Schedules in Buildertrend with Superintendent
  • Review and approve material and subcontractor invoices
  • Create Change Orders in Buildertrend
  • Negotiate and coordinate all changes orders
  • Reconcile Allowances and Selections with Customers
  • Update and manage progress billings
  • Notify Subcontractors of changes in scope and/or time
  • Update Construction Schedule with project Superintendent
  • Conduct monthly Safety Audit and lead project Safety Meetings
  • Ensure project financial success by establishing and managing project budgets
  • Manage and coordinate the day to day field work to ensure it is constructed in an orderly and deliberate manner consistent with the client agreement, within the budget, and compliant with governing codes and ordinances.
  • Verify all work is performed in a professional manner; i.e. plumb, level, square, straight, etc.
  • problems or delays and actively facilitate solutions to these issues.
  • Obtain all inspections and ensure quality of work is maintained.
  • Finalize budget, create Billing documents (with Finance dept)
  • Site visits, client communications
  • Create and manage Punchlist with Superintendent
  • Manage unresolved disputes and back-charges
  • Collect formal customer acceptance of the project per the terms of the Contract
  • Provide Final Document package to customer
  • Lead Close-Out review meeting with project team

Requirements:

  • Minimum 10 years of residential remodeling experience.
  • Minimum 5 years progressive supervisory experience.
  • Must have a working knowledge of all aspects of residential construction.
  • Must have a demonstrated understanding of construction means, methods, codes and ordinances.
  • Experience using BuildTrend Project Management Software is a plus
  • Must be able to effectively communicate in both written and spoken form.
  • Must be computer literate, proficient with Microsoft Office software (Word, Excel, Outlook) and able to conduct business using a smart phone.

Job Type: Full-time

Pay: $75,000.00 - $95,000.00 per year
