Description

As the non-profit development arm of the East Baton Rouge Parish Housing Authority, Partners creates impactful economic opportunities by making strategic investments in Housing, People, and Neighborhoods. Partners is a growing organization with a development portfolio that includes approximately 1,000 units in various stages of development.

Job Summary

The Real Estate Development Project Coordinator is part of a development team, and as such must possess the ability to work well on group projects, but also must be prepared to work independently.

Typical Tasks

Typical duties and responsibilities include, but are not limited to:

  • Communicating regularly with team members about goals and tasks
  • Coordination of permitting and entitlement process
  • Reviewing property audits and financial statements, tax returns, and compliance documentation
  • Utilizing asset management tools to assess property risk and health
  • Identifying grants and RFP/RFQ opportunities, spearheading written responses and submissions
  • Researching development activity and policies to remain apprised of potential project opportunities and impacts
  • Maintaining project schedules, budgets, and files
  • Analyze funding applications for affordable housing transactions. These funding applications include (but not limited to): Low-Income Housing Tax Credit (LIHTC), CDBG, HOME, and FHLB Affordable Housing Program (AHP). 
  • Assist in all aspects of the real estate development activities from predevelopment to project closeout.
  • Formulate strategies to secure financing from funding sources such as federal, state and local sources.
  • Prepare various applications, exhibits and submissions 
  • Review development and construction budgets
  • Interpret, land use, zoning and entitlement laws
  • Communicate with federal, state and local officials regarding community development activities and opportunities.
  • Maintain Partners Southeast and BR Choice websites
  • Provide administrative support on development projects including preparing materials for meeting an coordination of workflows. 
  • Deliver and pick-up various materials.
  • Process annual membership dues/invoices
  • Engage with community residents and clients with professional and supportive demeanor.
  • Review legal documentation and operating agreements
  • Maintain various Excel spreadsheets for tracking purposes 
  • Communicating regularly with team members about goals and tasks
  • Collaborating with team members and consultants on day-to-day requests
  • Maintaining project schedules, budgets, and files
  • Collect, review, analyze and share data
  • Prepare and present reports to team members
  • Additional duties as assigned

Requirements

A high school diploma with at least 5 years of experience in the field or in a related area work experience is required. An Associate and/or Undergraduate degree is preferred. Must poses a valid driver’s license and ability to travel between jobsites.
