Essential Functions and Objectives:
Administers and manages activities within a specific area of a responsibility. Serves as the subject matter expert and applies gained knowledge to execute, maintain and improve systems, programs, or processes.
Reviews, inspects, and documents quality conditions at all District owned and leased buildings daily. Helps the division identify and report substandard outcomes to the area manager for resolution, ensuring quality learning environments. Responsible for providing input to department leadership related to the development and implementation of District cleaning/building operations standards and the creation and improvements of Quality Assurance (QA) technology applications.
- Provides various support and conducts activities related to logistics, reporting, training, communications, and processes. Participates in the planning and implementation of new initiatives.
- Assesses and troubleshoots escalated problems and applies expert understanding to resolve complex challenges of stakeholders; focuses on root cause identification in order to achieve systemic and sustainable improvement. Approves and documents exceptions for compliance record keeping and reporting.
- Ensures appropriate key stakeholder involvement in planning, goal-setting, and implementation to achieve buy-in of work products. Ensures purposeful, positive and professional interactions and relationships with all stakeholders; enables consistent application of work products across the district.
- Identifies opportunities for improvement, prioritizes, and recommends solutions to management. Implements approved enhancements to ensure consistency across the district. Identifies opportunities to reduce costs; analyzes available data, trends, and feedback, and ensures compliance with expectations for optimal operation and goal achievement.
- Plans, organizes, and coordinates District custodial activities related to cleaning, grounds care, and minor maintenance of District facilities.
- Inspects District sites for proper utilization of custodial time, materials, and equipment; acts as subject matter expert in custodial services and facility operations, identifying deficiencies in mechanical equipment and participating in the initial fix of emergency issues that require same day resolution.
- Coaches staff, including building managers, during the quality assurance (QA) process to improve utilization of District operations and maintenance resources; assists with development of training materials, conducts training, and mentors and evaluates the work of custodial personnel in cleaning techniques and policy/procedures, following-up on quality assurance concerns.
- Conducts quality control audits to ensure compliance with sanitary and hygiene standards, assuring proper custodial methods are followed, quality and quantity standards are maintained, and proper safety practices are in place.
- Provides regular activity and status reports to management and staff on building conditions and inspection results and maintains database records of inspections.
- Assists in the development, implementation, control, and distribution of quality assurance and quality control practices, standards, methodologies, and metrics associated with assignments.
- Identifies opportunities to improve products and processes and leads pilot projects.
- Recommends the purchase of materials and equipment for custodial duties.
- Responds to emergencies and situations on a 24/7 call basis (All facility operations department team members are considered essential personnel per the district’s definition of report status to District-wide closures and other events.)

Knowledge, Experience & Other Qualifications:
- Five (5) or more years of related facility operations/custodial experience.
- Three (3) years of experience leading teams.
- Experience performing in a customer service orientated environment.
- Must have a valid Colorado driver’s license or be able to obtain a Colorado driver’s license within the state’s required time frame for new residents and meet the District’s insurability requirements.
- Knowledge of Google Suite with emphasis in Sheets, Forms, and Docs as well as Microsoft Office products including Word, Excel and Outlook.

Education Requirements:
- High school diploma or equivalent is required.
- Associate’s Degree preferred.
