We are looking for a dedicated and skilled Make Ready Technician to join our team at Frontier West Lawrence Apartments in Lawrence, Kansas. As a Make Ready Technician, you will play a crucial role in ensuring the comfort and satisfaction of our residents by maintaining and repairing various aspects of our property. Your responsibilities will include performing routine maintenance tasks, responding to maintenance requests in a timely manner, and ensuring that our community remains in excellent condition. Typical Duties:

• Make ready apartments for new move-ins
• Maintain the grounds and apartmetn community as needed
• Carrying stepladders and extension ladders
• Crawling in confined areas, to include crawling over and under pipes to shut off water valves & inspect areas in crawl spaces
• Shoveling snow
• Changing overhead light bulbs from a ladder when needed
• Change ballasts on light fixtures
• Replace receptacles in light switches
• Replace filters in air conditioning units
• Keep maintenance area clean
• Sweep/mop floors
• Assist in the garage and security room
• Valet park owners’ cars
• Deliver packages, etc.
• Give breaks to other employees
• Inspect the outside property and pick up trash, as needed
• Assist owners with various requests, as needed
• Other general maintenance duties as assigned
• All maintenance staff must be available to be on call 24/7 and may be asked to come in or stay late due to an emergency

Required Skills/Abilities:

1. Ability to follow instructions from supervisors or senior maintenance workers.
2. Knowledge of general carpentry and repair.
3. Ability to use hand tools and power tools.
4. Excellent organizational and time management skills.

Education and Experience:

1. High school diploma or equivalent required.
2. Related experience preferred.
3. On-the-job training offered.

Physical Requirements:

1. Prolonged periods standing and walking.
2. Must be physically able to climb ladders, bend, or crawl into awkward spaces.
3. Must be able to lift up to 50 pounds at a time.
