Confidential is Hiring an Assistant Property Manager Near Homewood, AL

SUMMARY: This position is responsible for communicating with their allocated portfolio residents and ensuring their experience is exceptional; tracking down all resident required documentation to lease a property; verifying references; creating potential resident packages for approval, sending denial letters; sending resident packages; following up with residents on their experience; scheduling property inspections; working with residents on extending their lease or coordinating resident move outs; working collaboratively with many constituents across the organization.

DUTIES AND RESPONSIBILITIES:

New Resident Approval:

  • Sends Welcome Package to new residents.
  • Follows up welcome call to new resident.
  • Supports potential resident in uploading all documents.
  • Verifies application fee was received.
  • Processes rental applications within 1 – 2 days of submittal.
  • Ensures all initial contacts with references are completed by the end of the first business day of receiving the application.
  • Runs background check (Credit/criminal/eviction) reports on potential residents and define lease terms.
  • Verifies rental history, length of employment and income for all applicants over the age of 18.
  • Prepares and sends out Holding Deposit Agreements to approved applicants and obtains tracking numbers for all holding deposit funds.
  • Ensures that all application approvals/denials meet both fair housing guidelines.
  • Accurately prepares lease documents for review and signature by residents and PM.
  • Generates/sends denial letters to declined applicants within 5 business days via email/mail.
  • Schedules move in dates between residents.
  • Moves the resident into One Site and ensure that the resident, lease, charge, and property data information is accurately entered.
  • Uploads all lease related resident documents to One Site within 1 business day of receiving.
  • Coordinates with Housing to complete HAP/RTA packages, schedule initial inspections etc.
  • Provides assistance with utility setup.
  • Updates reports/spreadsheets regarding application status.

Resident Retention:

  • Coordinates with Resident(s) to schedule routine inspections/preventative maintenance.
  • Verifies with Regional and/or Property Manager if resident will have their lease extended.
  • Obtains approval and send proper lease change notices (30, 60, & 90-day notices of rent increase etc.) prior to amending any lease item when necessary.
  • Defines lease renewal with resident and have Property Manager execute the Lease prior to lease expiration dates to minimize month-to-month contracts.
  • Notifies Resident that their lease will or will not be extended.
  • Performs other related duties as assigned by management.

Salary:

Salary is commensurate with experience.

Job Type: Full-time

Pay: Up to $58,000.00 per year
