Confidential is Hiring an Asset Manager Near Upper Falls, MA

Sawyer Realty Holdings is a family-owned real estate investment firm that has a core focus on real estate. Since inception in 1995, Sawyer and its subsidiaries, Sawyer Property Management (SPMA), Meads Bay Hotel Group (MBHG) and Eagle Pond Development, work harmoniously to find unique opportunities for investors that generate sold cash flow, manage downside risk, and have strong upside.

SPMA and MBHG are seeking an Asset Manager to oversee both multifamily and hotel assets within the firm’s New England portfolio.

Advanced skill using the Microsoft Office suite and the ability to work comfortably with staff, clients, and vendors within and outside of the organization is required. The qualified candidate must have the ability to problem solve, work independently, and think outside of the box.

The corporate office is in Newton. The job must be performed in the office apart from travel days to the properties. Travel requirements include traveling by car throughout New England, including the Massachusetts islands.

Responsibilities

  • Conducts financial analysis of multifamily and hotels. Gathers, compiles, investigates, and analyzes market data to identify market trends and prepare narrative memoranda, detailed reports, and market summaries that provide insights on both the property operation and market trends.
  • Monitors and reports on the status and progress of development pipeline projects including critical timelines and deadlines for tasks and activities. Identifies and communicates issues or problems that could adversely affect operations and/or delivery of the asset.
  • Develops documentation and recommendations on key findings that may affect the return and financial performance of the asset(s).
  • Tracks variances against established budgets for hard and soft costs and, in concert with the developers and operations, provides recommendations for corrective action.
  • Develops and implements new applications, programs, and other innovative business practices that drive increased revenue, client/customer satisfaction, efficiencies, and overall process improvements. Provides operational support to ensure the continued success of these efforts.
  • Monitors and reports on the status and progress of sales transactions and new product deliveries. Establishes critical timelines and deadlines for tasks and activities related to the proposed transaction and identifies and effectively addresses issues or problems that could otherwise adversely affect closing.
  • Review, benchmarks and analyze hotel- and portfolio-level financial data and keep informed of the dynamics of each market area to develop a strong understanding of the hotels and their respective markets.
  • Prepare monthly, quarterly, and year-end summary reports for senior management.
  • Review, understand and ensure compliance of management agreements and loan documents.
  • Review and manage operating budgets, capital budgets and marketing plans.
  • Travel to the properties as needed to inspect the facilities. Meet with management and tour the market areas and competitive set of hotels.

Education

Bachelor’s degree in Accounting, Finance, or Business-related

Experience

2 years’ experience as an analyst or asset manager (preferably in the hotel or apartment sector)

Special Skills

  • Advanced knowledge with Microsoft Office suite (Word, Excel, Outlook)
  • Willingness and ability to learn additional software packages as needed
  • Possession of a valid driver’s license
  • Superior organizational skills with high attention to detail
  • Ability to generate on a timely and accurate basis, basic and complex reports when required
  • Ability to operate basic office equipment such as copier, printer, facsimile, calculator, telephone, postage meter
  • Tech savvy, has the right skills and intuitive knowledge to operate modern devices effectively

Language Skills

  • Superior verbal, written and presentation skills
  • Ability to effectively communicate, verbally and in writing, with CEO, contractors, other employees, and the public
  • Ability to effectively communicate in English is required, bilingual in Portuguese or Spanish is a plus but not required nor expected

Reasoning Ability

  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
