Job Description

Apartment Manager

Compensation is based on experience and provides no-cost onsite apartment with water, sewer, garbage, electricity paid for by employer. Compensation may increase if onsite living is not needed.

JOB SUMMARY: The Property Manager is responsible for renting, marketing and to maintain positive resident relations of the assigned property. Position will oversee maintenance related requests and related activities with the onsite maintenance technician(s) and/or contractors; and is responsible for communication of property activities and needs back to the Corporate team.

  • Work Environment: This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. The noise level in the work environment is usually moderate.
  • Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. The employee may occasionally be able to lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • Education and/or Experience: High school diploma or general education degree
  • (GED); 24 months related customer service experience and/or training; or equivalent combination of education and experience.Preferred Experience:
  • Two (2) years’ experience in multifamily housing.
  • Language Skills: Ability to read and interpret documents such as rental agreements and applications, background checks, and procedure manuals.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Fair Housing Certification and participation in training in order to ensure compliance with new or existing laws.
  • Must work well with others, as part of a team. This includes working well with our residents, employees and vendors. At all times, employees must be respectful in all interactions.
  • Will have excellent verbal and written communication skills, strong attention to detail, and prior multi-media communications experience.
  • Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.
  • Operate telephone, personal computer/keyboard, Microsoft Office including Word and
  • MS Outlook, property management software – AppFolio, Adobe.
  • Neat, clean, professional at all times throughout the workday and/or whenever present at the community.
  • Comply with expectations as demonstrated in the employee handbook.
  • Represent the company in a professional manner at all the times.

Administrative

  • Greet all walk-ins, and answer telephone calls. Listen to resident requests, concerns and comments. Intake and route all tenant service requests appropriately. Establish, as needed, timing expectations for a follow-up.
  • Accept rental payments, post payment in AppFolio software, prepare bank deposits and coordinate deposit to Bank.
  • Upload maintenance service requests received via phone or in-person into AppFolio and inform appropriate maintenance team member. Answer questions for residents about community, repairs, rent, rules, etc. Follow up on a timely basis if unable to respond to residents on all matters.
  • Preparation of community or tenant related communications.
  • Maintain resident files. Scan and upload applicable documents into AppFolio as well as maintain adequate paper records.
  • Receive packages, open and distribute mail, prepare outgoing mail and packages.
  • Assist corporate team with other various tasks as required.
  • Contribute to cleanliness and curb appeal of the community on continuing basis.

Renting:

  • Record all telephone and in-person visits by creating guest card or updating tenant record.
  • Show available apartments and communicate the properties features and benefits.
  • Following up on, tracking leads and guest cards.
  • Greet prospective residents and qualify by covering all screening criteria.
  • Enter and manage applicant and resident information in AppFolio.
  • Have prospective resident complete application and secure deposit in accordance with the company procedures and Fair Housing requirements.
  • Review and provide rental decisions on completed applications.
  • Prepare and deliver appropriate rental documents as appropriate to situation: move-in agreements, addendums, move-out notices/checklist.
  • Issue appropriate notices, as needed (Written warnings, Notices, Late Fees, Notice to
  • Enter, etc.)
  • Orient new residents to community.
  • Assist in monitoring and preparing annual rent increases.

Maintenance & Vendor Oversight

  • Intake and schedule maintenance related requests. Coordinate with tenant for entry; and as needed, issue notice of entry.
  • Coordinate activity with maintenance technician or contractor and perform appropriate follow-up with all parties including tenant to ensure work is completed.
  • Perform move-out and turnover inspections.
  • Coordinate day to day activities of Maintenance Staff.
  • Monitor inventory and order maintenance supplies.
  • Interact, monitor and schedule work with various vendors, contractors and service providers.
  • Responsible to conduct or assign daily property walk-thru’s.

This is only a basic list of responsibilities for the Property Manager position. Accordingly, the job requires performing other related duties as assigned.

Job Type: Full-time

Pay: $44,756.66 - $53,900.49 per year
