Key Responsibilities
Operational

• Familiarity with all least terms and requirements
• Responsible for recurring procedures associated with tenant move-ins and move-outs
• Ensure all property websites are correct and up to date
• Assist with the creation, planning and preparation of building wide tenant relations programs and events
• Assist Property Manager with building sustainability and ESG initiatives including but not limited to Energy Star Certification, BOMA 360 Certification, and LEED
• Initiate corrective work orders as a result of inspections and observations
• Maintain vacant space in secured and marketable condition at all times
• Assist with the maintenance of emergency procedures guidelines

Financial

• Assist with monthly financial reporting
• Assist Property Manager with project management for non-recurring budgeted and unbudgeted projects.
• Assist with the preparation of the property's annual business plan and work with Property Manager to ensure achievement of budgeted leasing, occupancy, and financial goals.
• Track and follow up with tenants regarding rental payments to ensure timely payment of all amounts owed.

Communication

• Establish and maintain a professional relationship with tenant representatives by visiting each tenant contact on a regular basis per the tenant's preference.
• Work in conjunction with other Comstock departments and all outside contracted personnel to ensure first-in-class operations and service.
• Create contract approval memos and contracts for Property Manager review.
• Respond promptly to all tenant inquiries and follow up with all requests for services.
• Initiate corrective work orders as a result of inspections and observations.
• Create and send tenant memos and emergency notifications as required.
• Perform other duties as necessary

Skills, Knowledge and Expertise

• High school diploma or equivalent is required. College degree preferred
• 3 years of progressive experience in the property management industry
• Experience with Yardi Voyager/ Yardi Voyager Plus or other similar system such as MRI a plus
• Understanding of financial statements, general accounting principles, budgeting, etc.
• Understanding of any applicable state and local laws and regulation for property management
• Proficiency in Microsoft Office Suite (Word, Excel and PowerPoint)
• Must have a positive, can-do attitude and be able to fuel growth and innovation
• Must be customer-focused and results-oriented
• Must want to continuously learn and develop
• Exceptional oral and written communication, active listening, and organizational skills
• Ability to establish strong working relationships with others in team setting
• Ability to multitask and prioritize tasks with a strong attention to detail in a fast-paced environment
• Self-directed and able to work independently, with minimal supervision
