What you’ll do:The Brass Tacks:- Ensures the building’s physical, mechanical, electrical, and plumbing systems are maintained to the highest standards.
- Brings new ideas and technology to the GM/HOA to ensure the building runs as efficiently as possible.
- Ensures the security, cleanliness, preventive maintenance and repair of all engineering department tools, equipment and safety features are in accordance with established procedures.
- Effectively manages maintenance and custodial teams including but not limited to recruiting, training, scheduling, and managing performance.
- Processes Payroll and schedules all Engineering
- Ensures all maintenance supplies, tools, storerooms and workspaces are kept in a clean, stocked, and orderly.
- Responsible for ensuring the building equipment licensing and permits are up to date at all times
- Communicates in writing and verbally with residents, guests, developers, and guests in a professional manner.
- Delegates and completes work orders in a timely and professional manner.
- Prepares reports and budgets for management and board of directors.
- Drafts, evaluates, and negotiates maintenance contracts
- Develops, manages, and maintains engineering budget
- Works evenings, nights, weekends, and holiday shifts based on the needs of the building.
- Responds to common inquiries, complaints, or requests from residents, guests, regulatory agencies, or members of the business community.
- Communicates and addresses issues or concerns in a prompt and efficient manner.
- Responds to after-hour calls with urgency
- Reports and addresses unsafe conditions immediately.
- Completes annual OSHA & Safety trainings, as required.
- May provide oversight of multiple properties.
- Other tasks as assigned.
The Nitty Gritty
- 7 years related experience and/or training; or equivalent combination of education and experience supporting multiple buildings or 350 room Residential or Hotel buildings
- At least 5 years customer service experience
- At least 7 years managing engineering or facilities team members
- Industry Certifications (I.e Boiler, HVAC, CPO) preferred
- 5 years project management experience
- Expert at developing budgets and preparing reports.
- Expert ability to interpret technical instructions, diagrams and blueprints.
- Expert ability to effectively perform and direct all building repairs such as painting, sheetrock repair, general carpentry, etc.
- Must have an understanding of refrigeration cycle and HVAC equipment repair.
- Must have expert knowledge of and the ability to operate and teach operation of engineering.
- Experience with, or ability to learn, BuildingLink, HotSOS, or similar electronic building management platforms.
- Ability to read, write and speak English fluently is required to read, analyze, and interpret complex scientific and technical journals, financial reports, and legal documents.
- Experience communicating with leaders and stakeholders in a professional manner
- Ability to respond to common inquires or complaints from residents, regulatory agencies, or members of the business community.
- Bilingual English/Spanish preferred.
