POSITION OVERVIEW
Clemens Construction Company is seeking a dynamic and experienced professional to join our team as the Director of Purchasing. As the Director of Purchasing, you will be responsible for overseeing all aspects of procurement and direct the company purchasing process across multiple commercial construction projects to enhance our effectiveness in buyout to maximize job profits and promote project success. This position requires a keen attention to detail, the ability to create an efficient buyout strategy, and effective negotiating skills. The ideal candidate will have a proven track record of strategic sourcing, supplier relationship management, and cost optimization in a construction or related industry.
KEY RESPONSIBILITIES
- Coordinate Owner Contract Review regarding key contract terms.
- Participate in Project Hand-off meetings with the Estimating and Project Management teams to get acquainted with key aspects of the Bid/GMP budget and develop the buyout approach.
- Analyze bid proposals and perform bid levelling to determine the successful bidders.
- Confirm specific subcontractor or vendor selections with Project Teams.
- Analyze applicable Contract Documents and relate information to each trade’s work.
- Manage the format of the Scope of Work Database for all trades to ensure consistent and thorough contracts are administered.
- Maintain open communication with all vendors and subcontractors for each project.
- Forecast trends in Trade Purchasing.
WRITE SUBCONTRACTS AND PURCHASE ORDERS FOR MAJOR PROJECTS
- Develop the Purchasing Strategy for each project.
- Coordinate the buyout across multiple projects.
- Expedite and track the buyout schedule to meet the project goals.
- Track the buyout results against the established project budgets.
- Coordinate purchasing efforts with the Estimating team as necessary to provide continuity.
- Work with the Project Teams to tie specific schedule commitments to each subcontract/purchase order.
- Eliminate scope gaps between trades.
RISK MANAGEMENT/PREQUALIFICATION
- Coordinate Subcontractor and Vendor Pre-Qualifications, including MSA/MPO agreements.
- Maintain TradeTapp data and coordinate prequalification approvals for major subcontractors.
- Recommend subcontractor bonding or other risk management tools based on pre-qual review.
- Monitor Subcontractor utilization across multiple jobs and the industry to avoid capacity shortfalls.
- Balance sub-utilization to ensure multiple subs in each trade keep Clemens competitive.
- Become aware of the capabilities of all subcontractors and expand the Clemens sub pool as needed.
- Maintain key subcontractor and vendor relationships.
- Conduct Lessons Learned meetings in a timely manner to the Estimating team.
QUALIFICATIONS
- 10 years of experience in Estimating and Project Management of commercial construction projects.
- Successful proven results in the Buy-out process.
- Bachelor's Degree in Construction Management, Civil Engineering, or Architecture.
- Well-versed in Blue Beam and Microsoft Excel use.
- Excellent communication and negotiation skills.
- Report periodically to the Management Team on results and trends.
- Experience with AIA Contract Agreement and General Conditions language.
- Broad understanding of construction materials and systems including multiples forms of structures, facades and MEP Systems.
