Clean Water Services is Hiring an INTERNAL ONLY - Facilities Maintenance Technician 2 Near Hillsboro, OR

The Enterprise Asset and Technical Services department is seeking a Facilities Maintenance Technician 2. This position maintains District buildings, structures, properties, and facilities to meet Clean Water Services (CWS) standards. Provides support and input, completes work order requests and procures materials and supplies, troubleshoots technical problems and recommends solutions, reviews plans, responds to complaints, works with vendors and reviews work, and coordinates complex repairs.
The following opportunity is open only to regular and probationary employees of Clean Water Services and Washington County. Temporary employees are not eligible to apply.

  1. Maintains safety and security equipment; performs inspections, testing, maintenance, and repairs to building fire detection and notification equipment, emergency eye wash and safety showers, fire extinguishers and fire sprinklers, elevators, and manual and automatic overhead doors and gates; performs maintenance and repairs to doors, fencing, and security systems; installs and maintains signage. 
  2. Maintains building exteriors, structures, and facilities such as roofs, skylights, gutters, downspouts, walls, expansion joints, tunnels, stairs, bridges, fencing, sidewalks, parking lots, and bollards. Assists other departments with facilities related project work. 
  3. Maintains building interiors, structures and facilities such as ceilings and walls, lighting and fixtures, windows, furnishings, flooring, plumbing, bathrooms, sinks, drinking fountains, water heaters, kitchen and laundry appliances, and backflow preventers. Repairs and replaces paper goods and soap dispensers.
  4. Provides support for facility remodeling, modifications, and custom changes to ensure customer’s needs are met. Researches and recommends alternative solutions as needed. 
  5. Provides input on facility remodels, new facility design and construction. Reviews new construction or remodel plans to ensure compliance of specification and standards. Works with vendors and contractors providing facility maintenance services. Assists with the oversight and review of contractor work to ensure it meets CWS standards. 
  6. Reviews, plans and completes preventative maintenance requests and work orders using a Computerized Maintenance Management System (CMMS). Selects and procures materials, supplies and tools needed to complete the work using the District’s procurement system. Communicates with vendors, contactors and customers to ensure smooth, orderly, and timely completion of planned work. Reads blueprints and layouts to complete work requests, repairs and improvements.
  7. Identifies, troubleshoots and resolves technical problems in a systematic manner, recommending appropriate solutions and coordinating repairs as needed. Responds to complaints and requests for information related to maintenance and operation of District’s facilities. 
  8. Collaborates with other team members and external contractors to coordinate complex repairs and maintenance projects. May mentor or assist with the training of lower level maintenance technicians.
  9. Monitors and replenishes non-stock maintenance and repair supplies for department use to ensure availability when needed.
  10. Troubleshoots, evaluates, and makes recommendations to upgrade maintenance operations, and implement efficiencies or cost saving opportunities.
  11. Stays current on industry trends and technologies through ongoing training and professional development opportunities.
  12. Drives a Clean Water Services vehicle for work related purposes.
KNOWLEDGE OF: 
  • Buildings, structures, facility design, construction, maintenance and repair practices, fire systems, elevators, fencing, automatic gates and overhead doors, building plumbing, backflow devices, cleaning chemicals, and procedures
  • Manual and powered hand tools
  • Building maintenance and construction equipment
  • Pertinent safety practices and procedures
 
SKILL IN: 
  • Basic carpentry, plumbing, painting, and drywall, tile setting, construction inspection
  • Use of hand and power tools for building repairs
  • Use of personnel lifts, forklifts
  • Basic skills in HVAC preventative maintenance practices (filters, belts, grease)
  • Wet/dry sprinkler systems
  • Maintenance on building interiors and exteriors
  • Maintaining safety equipment such as eye wash showers, first aid kits and fire extinguishers, lifting, hoisting, and rigging
  • Use of computers and computer software
  • Use of computerized maintenance systems

  • Provide accurate documentation of work performed
  • Establish and maintain effective working relationships with those contacted in the course of work

EXPERIENCE AND TRAINING GUIDELINES:  
Any combination of experience and training that would provide the required knowledge, skills, and abilities is qualifying. A typical way to obtain the required KSAs would be:
 
2 years experience in building construction, plumbing, facility maintenance, or a related field. 1 year of experience must be with the CWS facilities department, or related experience in another CWS department; and
College level coursework or training in facility or construction management, facilities maintenance and repair, or equivalent.
 
Or
 
3 years experience in building construction, plumbing, facility maintenance, or a related field; and
 
College level coursework or training in facility or construction management, facilities maintenance and repair, or equivalent.
CERTIFICATION AND LICENSURE REQUIREMENTS: 
Must possess and maintain a valid State issued driver’s license at time of appointment.Forklift operator’s certification or ability to obtain upon hire. Scissor / Aerial Lift certification or ability to obtain upon hire.Crane & Rigging / Signaling certification within 12 months of hire.
