Responsibilities

• Portfolio Management – Supervise Community Managers, Area Managers and Regional Administrators. Monitor performance of assigned portfolio on a weekly, monthly, quarterly, and annual basis to identify trends and opportunities. Identify potential performance issues early and prescribe corrective actions. Drive the portfolio’s property level P & L. Communicate portfolio performance to senior management and property owners. 
• Business Development – Support business development efforts through identifying management or acquisition opportunities and assisting in the development of proposals. Manage existing client relationships to help cultivate additional management assignments. 
• Human Resources – The RM will recruit, develop and coach his/her team and oversee the same for all site employees by promoting best practices, fostering a culture of accountability, and promoting attention to detail and adherence of property business plans and budgets. The RM is expected to create and promote a high-performing team of professionals that embrace and live up to the CAPREIT Values. The RM is expected to create and foster an environment that attracts and retains great talent by providing a rich professional experience including regular coaching and career development. Help determine training needs and train Community Managers for assigned portfolio. 
• Develop, implement, and manage best practices for metrics-driven portfolio management, regularly monitoring service level standards, CAPREIT Priorities and KPI’s, to ensure optimal performance results. 
• Prepares annual budgets and financials for each community within the portfolio, review monthly financial statements, budgetary concerns, financial issues, and ensure communities stay within budget guidelines. 
• Identify leading edge technologies, trends, processes, etc. working jointly with CAPREIT to develop best practices and procedures and be the point person for implementation within your portfolio 
• Support all property sales and acquisitions by participating in the due diligence process. 
• Facilitate transition of new properties into the portfolio and exiting properties out of the portfolio. 
• Develop and foster relationships with key clients, industry and trade associations, government representatives, public service organizations, customer groups and vendors as necessary in the overall management of the portfolio. 

• Meet Federal, state and local community standards and ensure compliance with applicable laws. 
• Implement long term capital improvement programs. 
• Perform other duties, as assigned.

Qualifications

Position Requirements:

- 3 - 5 years of apartment maintenance experience

- A valid driver’s license and reliable transportation

- Computer literacy skills

- A high school diploma or equivalent

Monday - Friday/On Call
