We are seeking a detail-oriented and skilled Property Accountant to join our dynamic team. The Property Accountant will play a crucial role in the financial aspects related to our portfolio of real estate properties. The successful candidate will be responsible for areas in financial reporting, budgeting, forecasting, and ensuring compliance with accounting standards and regulations within the real estate industry.

Responsibilities:

• Financial Reporting: Prepare accurate and timely financial statements for individual properties and the overall real estate portfolio. Ensure adherence to generally accepted accounting principles (GAAP) and real estate accounting standards.
• Budgeting and Forecasting: Collaborate with property management teams to develop annual budgets for each property. Monitor actual performance against budgets and provide variance analysis. Assist in forecasting financial projections for future periods.
• Lease Analysis: Review and interpret lease agreements to record rental revenues and expenses accurately. Prepare CAM operating expense reconciliations, and other lease-related accounting functions.
• Property Management Liaison: Communicate regularly with property management teams to address accounting inquiries, resolve discrepancies, and provide financial insights.
• Accounts Payable and Receivable: Manage and mentor bookkeeping staff. Oversee accounts payable processes for property-related expenses and ensure timely payments to vendors. Manage accounts receivable to ensure rent and other revenue collections are promptly recorded and reconciled.
• Landlord Distributions: Prepare regular reports and analysis for owner/landlord distributions.
• Reporting Analytics: Prepare monthly reports summarizing KPIs for property ownership.
• Tax Compliance: Assist with tax compliance including partnership tax filings and other related tax matters. Coordinate with external tax advisors.
• Cash Reconciliation: Prepare bank reconciliations and reconcile general ledger accounts for real estate properties regularly.
• Audit Support: Collaborate with external auditors during annual financial audits and ensure all documentation and information are readily available for audit purposes.
• Compliance: Ensure compliance with industry-specific regulations, including the treatment of capital expenses, tenant improvement allowances, and deferred leasing costs.

Qualifications and Skills:

• Bachelor's degree in Accounting, Finance, or a related field.
• Minimum of 3 years of relevant accounting experience in the real estate industry.
• Strong knowledge of real estate accounting principles, including lease accounting and fair value assessments.
• Proficiency in financial analysis, budgeting, and forecasting.
• Familiarity with real estate property management and accounting software (Yardi Voyager experience preferred)
• Exceptional attention to detail and accuracy in financial reporting and follow-up
• Ability to prioritize tasks effectively to meet deadlines.
• Excellent communication and interpersonal skills to collaborate with cross-functional teams and external stakeholders.
• CPA (Certified Public Accountant) designation is a plus
