Brother's Mechanical, Inc. is Hiring a Project Manager Near Lorton, VA

Position Summary:

Takes COMPLETE ownership of the project from pre-construction to completion. (cradle to grave). Plans, directs, and coordinates activities of designated construction projects to ensure the goals and objectives are accomplished within a prescribed time frame. Ensures the work specified per the specifications and plans are completed successfully.

Responsibilities:

  • Reviews project proposals and plans to determine time frames, funding limitations, procedures for project completion, staffing requirements, and allotment of available resources to various phases.
  • Works closely with Purchasing Agents in buying out new projects from complete job material takeoffs
  • Complete all estimation spreadsheet and all major quote reviews within 10 days, AIA schedule of values and project job cost breakdown (phase codes) within 15 days, write all major POs with detailed delivery matrices with 20 days and all subcontracts within 25 days after estimation rollover.

o Set up and maintain the delivery matrix for all equipment, fabricated material, and rough

material including subcontractor’s material. The delivery matrix should be reviewed in

detail and updated at each monthly team meeting.

- Attends pre-construction meetings and distributes paperwork to appropriate personnel.

  • Schedules and attends turnover meetings.
  • Consults with project teams to devise project work plans, duties, responsibilities, and the overall scope of authority.
  • Directs, coordinates, and monitors activities being completed by project teams to ensure the overall quality of work.
  • Reviews status reports from project teams and modifies schedules and budgets when needed.
  • Prepares project reports for supervisor.
  • Prepares submittals, submittal status, release, and delivery.
  • Reviews and adjusts WIP reports monthly.
  • Monitors and reviews rental equipment on projects.

- Attends monthly project reviews with the appropriate personnel to ensure proper adjustments are being made to the WIPs and work is being completed smoothly. Update all project budgets monthly.

  • Works closely with Superintendents.
  • Attends close out meetings with the appropriate personnel at the conclusion of all projects.
  • Assists project teams and other Project Managers with problem resolution.
  • Subcontracts specialized areas of work, such as: electrical, structural steel, concrete, insulation,

fire protection, demolition, temperature control, etc.

  • Oversee commitments of purchasing goals and commitments.
  • Purchases material and supplies for projects and to ensure proper delivery arrangements.
  • Prepares and submits material requisitions to proper departments.
  • Attends project field meetings.
  • Oversees all claims and delays and to ensure proper documentation is being formulated

throughout all the duration of all projects.

  • Inspects all project work sites to ensure safety and cleanliness.
  • Formulates change orders within 5 days of receipt from the client and extra work orders when needed. Receive change order pricing approval from the client before performing the work. Avoid performing change orders on time and material.
  • Follow up on change orders monthly for approval status. Keep change orders and percent

complete updated monthly. Change orders logs to be sent to client monthly before each billing cycle for comment/approvals.

  • Coordinates and monitors all changes pertaining to the scope of work and keeps them current.
  • Prepares and files all purchase orders. Keeps purchase order change orders current.
  • Prepares all billings, including subcontractor billings, and ensures prepared in a timely manner.
  • Reviews and approves all project invoices.
  • Secures all permits, fees, licenses, etc.
  • Oversees and coordinates the planning of all fabrications needed for construction projects.
  • Ensures excellent communication between all departments throughout the facility.
  • Promotes excellent morale throughout all departments and divisions.
  • Assists with enforcing all rules and procedures such as accounting, administrative, safety, etc.
  • Performs miscellaneous job-related duties as assigned.
  • Updates company project and BIM schedules as it relates to pull planning and job progress.
  • Aggressively pursue all value engineering options within 30 days of contract award.
  • Final review all items delegated to subordinates to complete before items are submitted.
  • Update submittal log weekly until submittals are 100% complete. Manage the submittal process with urgency.

Qualifications:

Qualifications:

  • Minimum of 5 years’ experience in the construction industry directly related to the duties and

responsibilities specified above per department (trade) and/or willing to learn.

  • Organizational skills in order to coordinate tasks pertaining to construction projects.
  • Ability to oversee projects and employees.
  • Sufficient knowledge of Microsoft Word and Excel
  • Sufficient knowledge of mathematics including the ability to add, subtract, multiply, and divide

using whole numbers, common fractions, and decimals.

  • Ability to compute and interpret charts and graphs.
  • Ability to schedule and prioritize all work assignments.
  • Strong interpersonal and communication skills and the ability to work effectively with a wide

range of diverse individuals.

  • Ability to enforce and abide by all company rules and procedures.
  • Excellent Knowledge of construction plans and specifications.

Supervisory Responsibility:

This position does not have any supervisory responsibility, but it does have interactions with Project

Coordinators, who assist with project management tasks.

Work Environment:

This job operates in a professional office environment. This role routinely uses standard office

equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.

Physical Effort:

Light, physical effort, which requires handling of average-weight objects up to 15 pounds and some

standing and walking.

Expected Hours of Work:

This is a full-time position. Days and hours of work are typically Monday through Friday, 7:00am to

3:00pm. Occasional evening and weekend work may be required as job duties demand.
