Building Automation Systems (BAS) are the brain and nervous system of commercial/industrial buildings that control the Heating, Ventilating & Air Conditioning (HVAC), Lighting, Access Control, Energy consumption, Water consumption, and Solar Electric Production. These are the systems that make Smart Buildings. They are WEB based and accessible remotely via any web enabled device.

The Pre-Construction Engineer is an integral part of a team that puts Brooks on the forefront of installing, maintaining, and managing the infrastructure that allows building owners and operators to maintain comfort and occupancy health, manage their carbon footprint, and minimize the buildings impact on the environment to achieve their sustainability goals. These Smart Building Systems use algorithms and artificial intelligence to compare actual operations versus ideal design conditions and provide the tools for the operator to take corrective actions for optimum performance.

The Pre-Construction Engineer will be involved in the strategy, pricing, and negotiating with our account managers to get these Smart Building Systems installed in both new construction and renovation projects throughout the State. They will be on the front lines of seeing the exciting growth and regeneration in every type of commercial building in Florida such as hospitals, universities, laboratories, office buildings, and industrials. You will create bid packages with the account managers to present to customers. This is a chance to be a part of the winning team of a growing company. Outcomes:

• Become technically competent in latest Building Automation technology. Keeps abreast of current technologies by reading magazine articles, attending seminars and webinars.
• Learn how to estimate scope of Building Automation Project that includes the control hardware, associated labor, outside material purchases, and subcontracted work quotes to assemble a wholistic project estimate.
• Learn how to Interpret blueprints and specifications and apply knowledge of control systems, and mechanical systems to assess project needs and compile cost estimates in a timely and accurate manner.
• Be responsible for creating preliminary proposal including scope definition, inclusions and exclusions, alternate pricing, unitary pricing, value engineering (VE) options and pricing, and Terms and Conditions (T&C’s).
• Be responsible for identifying possible cost saving opportunities and/or risk items that will occur on various projects.
• Identify and use the latest software tools to improve and automate the estimating process.
• Develop relationship with vendors and negotiate for best pricing and most favorable terms.
• Learn how to optimize job costs estimates by soliciting for competitive bids for outside purchased materials and subcontractors. Negotiates prices with material vendors and subcontractors.
• Be responsible for attending pre-bid and post bid meetings with and/or without account managers, sales staff, as required to clearly learn, and communicate project requirements and customer expectations.

Qualifications

• Bachelor’s degree in engineering or construction management is preferred. Equivalent combination of trade school, technical training, and related experience will be considered.
• Process oriented with the ability to understand how different components impact each other.
• Excellent oral and written communication skills. Ability to communicate with all levels of the organization.
• Ability to meet deadlines individually and work as part of a team.
• Microsoft Office Suite.
• Willingness to learn new tools to complete required tasks.
• Strong time management and organizational skills.
