POSITION OVERVIEW
The Floating Assistant Maintenance Supervisor assists the Regional Maintenance Director with oversight and performs technical and mechanical work that ensures the interior and exterior of buildings, grounds, amenities, and common areas of the communities meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. This is a floating position and is responsible for maintenance operations at all multi-family sites when directed by the Regional Maintenance Director.
ESSENTIAL DUTIES & RESPONSIBILITIES
Building Maintenance:
  • Alongside onsite teams, troubleshoots and resolves issues involving building operations systems (e.g. plumbing, electrical, HVAC, boiler systems, flooring, windows, etc.) throughout the multi-family portfolio.
  • Snow removal (shoveling) is required following one or more inches of accumulation, including holidays when directed by Regional Maintenance Director.
  • Serves as primary support to all property team members for maintenance needs during regular business hours.
  • Assist with overseeing larger projects, preventative maintenance items and major capital projects, as assigned by Regional Maintenance Director.
  • Works closely with vendor partners to coordinate any required repairs to occupied units & common areas.
  • Assists with the coordination and timely completion of preventative maintenance programs for each building.
o Preventative maintenance should take place at least once per year, and should include, but are not limited to: smoke detector inspections and battery replacement, filter replacements, leak inspections, pet and/or resident damage notifications, and appliance maintenance (e.g. fridge, stove, dishwasher, washer and dryer, heating elements, etc.).
  • Identifies, reports, and corrects any hazardous property conditions immediately.
  • Ensures that all safety logs (e.g. pool, snow removal, and emergency phone logs) are completed as required, and any deficiencies are promptly addressed.
  • Actively participates in and assists with coordination of monthly maintenance meetings and safety training.
  • Conducts daily property inspections including interiors and exteriors, in accordance with the Company Hospitality Model.
  • Utilize current inspections applications for property inspections.
  • Self manages task lists and projects on sites directed by Regional Maintenance Director.
SUPERVISORY RESPONSIBILITIES
The maintenance department ensures the safety, functionality, cleanliness, and aesthetics of the interiors and exteriors of buildings, grounds, amenities, and common areas. To this end, the Floating Assistant Maintenance Supervisor assists the Regional Maintenance Director. The Assistant Maintenance Supervisor has zero direct reports.
  • Assist with training all maintenance team members according to procedural guidelines and checklists created by Regional Maintenance Director.
  • Leads, coaches, and gives feedback to all maintenance team members to ensure assigned tasks are carried out in a timely manner.
  • As needed, delegates resident services requests to members of the maintenance team on a daily basis, including completion, close-out of service, and management requests, with consideration for an organized team workflow.
  • Stands in for supervisor and technicians in their absence as directed by Regional Maintenance Director.
o Maintains professional and calm demeanor to support management team with supervisory-related requests.
  • As needed, assists with recruiting and interviewing potential candidates for team member positions.
  • Communicates further education opportunities to team members and encourages their participation.
  • Communicates questions, concerns, and guidance needs to Regional Maintenance Supervisor.
  • Reports any team member performance-related issues to Regional Maintenance Supervisor in a timely manner.
  • Always demonstrates highly effective leadership and supervisory skills.
  • On call policies and procedures are required when needed.
  • When there is an inch of snow accumulation or more, it is required to shovel snow. Holidays are not excluded from snow removal duties. This task is directed by the Regional Maintenance Director.
COMPENSATION
  • Starting Salary: $28.00 per hr.
  • FLSA Status: Non-Exempt, Eligible for Overtime
  • Eligible for Participation - Annual Discretionary Bonus
KNOWLEDGE, SKILLS, & ABILITIES
  • Ability to effectively present information and respond to questions from onsite staff members.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to perform basic math in all units of measure, including whole numbers, common fractions, decimals.
  • Basic computer and software skills.
  • Ability to appropriately prioritize and manage multiple requests at once.
  • Organized, detailed, reliable approach to duties and communication.

  • Ability to effectively prioritize workload and schedule
QUALIFICATIONS & COMPETENCIES
  • High School Diploma or equivalent
  • 3 – 5 years supervisory experience in multi-family property or hotel environment.
  • Strong working knowledge of HVAC, electrical, and plumbing systems; appliance repair; and general carpentry.
  • Proficient with MS Office Suite (e.g. Outlook, Excel, Word).
  • Understanding of Fair Housing legislation.
  • Ability to assist with Regional Maintenance Director and development of large teams.
  • Ability to participate in on-call rotation, as assigned by supervisor.
  • Strong customer service and relationship skills required. Position requires high level of verbal and written communication (internal and external)
  • Must maintain a valid driver’s license.
  • Must be able to provide proof of eligibility to work in the U.S.
PREFERRED SKILLS
  • Previous lead maintenance or supervisor experience.
  • Some experience in related trade school program.
  • HVAC, EPA, and CPO certifications.
  • Safety OSHA approved Certifications
SCHEDULE
This position is full time permanent. Working hours are during normal business hours.
Occasional weekend and evening work required.
