Job Description: Reporting to the Vice President of Real Estate, the Real Estate Manager is responsible for development and execution of the overall real estate strategy within the assigned geographic area(s) to meet new store opening requirements for the Company. The position is regionally responsible for market analyses, site selection, LOI negotiations and managing the real estate process. The position interfaces with landlords, brokers, other real estate professionals and senior management of the Company.

Roles and Responsibilities

Oversee the real estate process from site selection through LOI and Lease negotiations, including but not limited to:

• Create a real estate development strategy for each market within the assigned territory based on traffic and retail patterns, demographic trends, socio-economic behavior, competitive landscape, etc

• Frequent travel within the assigned territory to gain a strong understanding of each defined trade area

• Analyze real estate opportunities, formulate a strategy, and execute a plan

• Manage a pipeline of deals, negotiate Letters of Intent, and close deals

• Provide updates as needed for projects and pipeline within the given territory

• Successfully manage multiple real estate projects and deal efficiently with critical deadlines in a fast paced environment

• Prepare Site Submittal Packages for presentation at Real Estate Committee meeting

• Perform all other tasks as assigned

Qualifications and Education Requirements

• Bachelor’s degree in business administration, Real Estate Management or similar discipline required

• Appropriate licensure or certification as required

• Advanced computer skills, especially Microsoft Outlook, Word, Excel and PowerPoint, and any company specific programs
