The role
The Collections Specialist reports directly to the Property Manager. The primary responsibilities of a Collections Specialist includes maintaining a current pulse on the state of the rental account for the community, and taking proactive steps through resident and community relations to minimize billing and balance concerns.

What you will do

  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Maintain the rental account for property
  • Communicate with residents on late fees and eviction notices
  • Assist in maintaining general files and an organized office at all times
  • Reconcile and balances accounts
  • Investigate historical data for each debt or bill
  • Find and contact resident to ask about their overdue payments
  • Take actions to encourage timely rent payments
  • Process payments and refunds
  • Resolve billing and customer credit issues
  • Contact third party rental assistance agencies if delinquent
  • Update account status records and collection efforts
  • Report on collection activity and accounts receivable status
  • Communicate important information to residents with well-written and professional notices.
  • Carry out other duties as assigned by the Community Manager or other Leadership staff.

What you will need
Skills and Competencies

  • Must have apartment industry experience
  • Excellent communication skills are required to ensure clear and professional communications with residents
  • Strong multi-tasking skills
  • Able to give direction, adapt to change, establish relationships, build consensus, anticipate roadblocks, and work in a team environment
  • Must be self-motivated and able to complete assigned tasks
  • Exhibit strong attention to detail with strong emphasis on customer service and quality of work

Education and Experience:

  • Must be proactive and self-motivated, resourceful with impeccable communication and leadership skills
  • At least two (2) years of residential property experience
  • One-Site experience preferred
