JOB ROLE OVERVIEW

As a Field Maintenance Technician, you will be expected to oversee the field operations, conduct regular property inspections with a focus on quality control, and perform hands-on repairs of both occupied and vacant units for a portfolio of homes in the Birmingham, AL metropolitan area. This role is responsible for ensuring the properties are well-maintained and residents comply with all lease requirements. HVAC certification is strongly preferred (to be able to manage light HVAC repairs), and plumbing license is also strongly preferred.

FIELD & QUALITY CONTROL RESPONSIBILITIES

This summary is not an all-inclusive description of job duties. Other job duties and responsibilities may also be assigned by the incumbent’s manager at any time based upon Company needs.

  • Schedule and perform routine preventive service on residential properties.
  • Performance of annual occupied inspections, as required.
  • Inspections will occasionally include inspections of the attic and crawl spaces, if necessary.
  • Maintains all equipment in a clean, orderly, and functional condition; ensures all work complies with applicable laws, regulations, safety practices and standards.
  • Updates and completes mobile work orders received; completes all work orders within the given timeframe to ensure tenant satisfaction.
  • Fields emergency service calls when on call during nights and weekends.
  • Delivery of resident notices, as required.
  • Coordinate and schedule pre-move out inspections with residents prior to move out to identify required repairs.
  • Inspect homes to create a scope of work that will be the basis of a budget to prepare homes for new residents.
  • Resident scheduling and coordination will be required for any type of occupied appointment.
  • Perform make-ready quality and move-in ready inspections and ensure all punch list items are completed either by performing the work directly or by reviewing work completed by 3rd party partners / vendors.
  • Performing go-to-market steps including setting up lockboxes, for lease signs and other materials.
  • Conducting occupancy inspections on homes, as requested by management.
  • Winterize and de-winterize vacant homes when temps are freezing.
  • Ensure all workplace safety standards and practices are upheld.
  • Maintains regular attendance, punctuality and excellent communications with other employees.

MAINTENANCE RESPONSIBILITIES

Part of the job responsibilities include maintenance repairs of tenant-occupied homes. Typical repair jobs will be smaller in nature (e.g. 1 - 2 hours each). It is important to complete service requests in a professional, timely manner. Work orders will include diagnosing, services, and repairs as directed, involving (but not limited to) the following items:

  • Electrical (e.g. diagnosing issues, replacing breakers and receptacles)
  • Plumbing Hardware / Systems & Leak Repairs (e.g. repair p-trap, resolve minor leaks, clear sink / bathtub drains, replace faucets / cartridges)
  • HVAC Systems (e.g. replacing minor components like capacitors, replacing filters, checking refrigerant levels, minor ductwork repairs)
  • Appliances (e.g. install, diagnose issues, make minor repairs)
  • Fences, Gates, Patios, Stairs, Railings
  • Lighting (Interior/Exterior) & Ceiling Fans
  • Gas Fixtures/Appliances
  • Shutters, Doors (Interior/Exterior), Cabinets, Windows, & Sliding Glass Doors
  • Door Locks, Mailboxes, And Locks (e.g. adjusting doors, replacing locks)
  • Walls (Drywall, Paint, Texturing, Etc)

TRAVEL REQUIREMENTS

Local travel within the Birmingham MSA is required. Employees are reimbursed for the approved use of their personal automobile on official company business (based on tracked mileage). Individuals who are required to use their personal automobiles for business travel must provide evidence of liability insurance coverage as well as evidence of and maintenance of a valid driver’s license upon hire and in accordance with company policy.

SCHEDULE AND COMPENSATION

The typical schedule for this full-time position is 40 hours per week (Monday to Friday 8:00 am to 5:00 p.m. CST with a one-hour lunch break). Additional hours may be available and/or necessary on holidays and during evenings and/or weekends, according to the needs of the business.

PHYSICAL REQUIREMENTS

  • Bending, kneeling, and awkward positions and confined spaces to install/modify jobs
  • Occasionally required to climb, balance, crawl, repetitive motion and carry objects.
  • Constantly required to stoop, kneel, crouch, reach, stand, walk, grasp and drive.
  • Standing: Carpet, tile, concrete
  • Operating hand-tools e.g. drills, sanders, saws, etc
  • Must be able to climb ladders (A-frame and extension ladders) to perform:
  • Tree trimming with use of a handsaw or clippers
  • Removal of debris and leaves from roof gutters

OTHER REQUIREMENTS FOR SUCCESS

  • Universal EPA Certification or HVAC Type II Certification (Preferred)
  • High School Diploma or equivalence.
  • Must be able to speak, read, and write in English.
  • Must be available (with advanced notice) to work evenings and weekend hours for emergencies.
  • Must have a valid driver’s license, valid insurance, and reliable work appropriate transportation to be used often for work related travel.
  • Knowledgeable of codes, municipal by-laws, and inspection.
  • Strict adherence to confidentiality policies according to resident's rights regulations.
  • Ability to interact with residents, and vendors/contractors tactfully and professionally
  • Must have a smartphone with an active internet connection (iPhone or Android)
  • Basic tools will be provided including multimeter, electrical receptacle tester, infrared temperature gun, drain snake / auger, gloves, knee pads, telescopic ladder, measuring tape, 3D camera, lockboxes, and key locker.
