SUMMARY OF PURPOSE AND GOALS:

The Maintenance Technician is responsible for implementing thorough systems of preventive maintenance, equipment monitoring, safety and security management, repairs, and facility improvements. S/he assists the Maintenance Supervisor in assuring the continual availability of utilities and facility services. The Technician is committed to seeing his/her Department continually improve the quality of services offered and maintain a high level of resident satisfaction with the physical environment.

SPECIFIC DUTIES AND RESPONSIBILITIES:

PREVENTIVE MAINTENANCE: performs timely, effective and efficient preventive maintenance on facility structures, equipment and vehicles; assists in coordinating some preventive maintenance tasks with contractors.

EQUIPMENT MONITORING: monitors facility equipment and systems including boilers, refrigeration units, fans, pumps, compressors, and swimming pool and documents pressure levels, temperatures, functional status, and repair needs as appropriate.

SAFETY AND SECURITY MANAGEMENT: assists with fire drills, fire safety training, smoke alarm testing, and fire sprinkler monitoring; assists with interdepartmental efforts to reduce hazards, identify hazardous materials and implement precautions; helps to prepare for emergencies; assists in maintaining a system of security including locks, keys, security rounds, and the notification of appropriate authorities when security risks are identified.

REPAIRS: receives and responds to work orders; performs or assists in performing repairs involving paint, drywall, carpentry, metal working, plumbing, hoses, wiring, glass, mechanical and electrical devices, combustion engines, heating and cooling systems, and lighting.

Knowledge and Skill

• High school graduate or General Education Diploma (G.E.D.).
• Prefer continuing education in subjects relating to building maintenance and/or construction.
• Prefer experience in building maintenance and/or construction trades.
• Prefer appropriate licenses and certifications for assisting with the operation Bayview Retirement Community boilers and refrigeration units, or willingness to obtain such licenses and certifications.
• Current Washington State driver’s license is desirable.
• Ability to communicate effectively in both written and oral English.
• Working knowledge of hazardous materials and the use of Material Safety Data Sheets (MSDS).
• Working knowledge of modes of transmission of infectious diseases, including blood-borne pathogens, and the practice of universal precautions.
• Understands and respects Residents’ Rights.
• Demonstrates patience; a genuine caring attitude toward the elderly, disabled persons, and children; flexibility; a positive outlook; the ability to focus on the strengths of other people; and a healthy sense of humor.
