TITLE: COMMERCIAL PROPERTY MANAGER

REPORTS TO: GENERAL MANAGER

Interested candidates must have a minimum of 5 years’ COMMERCIAL REAL ESTATE experience. Residential Real Estate experience will not be considered for this placement.

JOB SUMMARY

The property manager is responsible for the overall operations of the property. They enhance and maximize the value of the owner’s investment in the property. Primary duties include directing the property’s operations to maximize performance by ensuring accurate billing and collection of revenue, the efficient management of expenses and repairs, minimizing liability, the administration of lease terms, providing accurate and timely reports, and maintaining a strong relationship with clients, tenants, and vendors.

JOB QUALIFICATIONS

  • Your Experience - Minimum of five (5) years in commercial office building management.
  • Industry Knowledge - Strong understanding of commercial office leases, operating expense recoveries and ability to partner with brokers on leasing activity for property.
  • Software Knowledge – Proficient with Yardi Voyager. A strong understanding of Microsoft Office Suite including Word, Excel, Outlook, and Teams, Adobe Acrobat Pro.
  • Communication – Strong written and verbal ability to communicate effectively to tenants, vendors, contractors, brokers, and interdepartmental to convey team goals. Effective ability to present information and respond to questions presented by leaders, clients, and the public.

JOB RESPONSIBILITIES

  • Property Management - You will be responsible for physical property maintenance by partnering with our engineering team and using vendor services for the repair and maintenance needs and ensuring a prompt, best-in-class response to maintenance issues. You will also be responsible for developing and administering a capital improvement plan by evaluating property needs and the ROI of proposed projects.
  • Lease Administration – You will have oversight of all leases, lease amendments and lease abstracts which will require you to review and track critical tenant and property information such as specific lease clauses, options, and operating expense parameters.
  • Financial Administration – You will be responsible for reviewing, coding, and processing vendor information into Yardi. Preparation of monthly reporting financial package for BPG and partners while developing and administering the annual budget to ensure alignment with ownership objectives, financial goals, and industry standards. You will need to ensure accurate calculation and recovery of operating expenses and reimbursements as well as produce and implement all annual budgets, including the necessary capital expenditures for property, with appropriate approval. Ensure competitive contracts and in-house maintenance standards are maintained. In addition, review the rent roll, commercial billing, and lease files in Yardi for accuracy monthly.
  • Leasing – Your knowledge of the asset(s) will be valuable as you support the leasing process by participating in leasing meetings, broker engagement, and tenant relations. Additionally, you will also have oversight of tenant improvements, including, space planning, bidding, contractor selection, contracting, and executing while complying with the lease agreement. You will be able to assist our brokerage team with accurate reporting on expirations and encumbered space, space planning coordination, contractor bids, marketing materials, and meetings with prospective tenants.
  • People Leader – You may be managing a team consisting of an assistant property manager, a property administrator, and/or maintenance staff with the responsibilities of recruiting, onboarding, scheduling, training, development, and evaluation as aligned with company standards. Your experience and leadership skills will enable you to provide strong leadership and maintain a positive and rewarding working environment. As a leader, you will also be responsible for communicating company policy and procedures and participating in the development of staffing plans to support property and tenant needs while aligning with company financial goals.

Job Type: Full-time

Pay: $90,000.00 - $115,000.00 per year
