About The RoleThe Turns/Change of Occupancy (COM) Manager is responsible for the direction and oversight for a team of maintenance technicians, roads and grounds crew and/or vendor(s) for an assigned residential community to ensure company standards of quality workmanship and customer service are met for change of occupancy maintenance (COM) within Fair Housing compliance. You may be eligible for a $500 net sign on bonus to be paid out in your first paycheck What You'll Be Doing
Oversees the performance and quality of work for COM maintenance technicians and vendors in a variety of general maintenance duties including but not limited to:
Plumbing
Sewer lateral
Electrical
HVAC
Drywall
Painting
Fencing
Glass repair
Screen repair
Roofing repair
Siding
Interior door and trim repair or replacement
Exterior door and storm door repair or replacement
Ceramic title, sheet vinyl, and vinyl composition title repair or replacement
Stair and railing repair or replacement
Locksmith work
Cabinet and countertop repair or replacement
Responsible for quality control audit/inspection of all COM homes, COM checklists, Property Condition forms and BAH reconciliation forms to ensure all items have been replaced and/or repaired accordingly.
Organizes and distributes and provides oversight for all work orders related to COM’s to ensure that response time and quality of work meet service customer service level and DoD expectations, workmanship standards, and turnaround times
Set performance standards for maintenance technicians and vendors that comply with the COM policy and DoD inspection criteria to include forecasting future COM requirements
Supervises the Comprehensive Facilities Management Process for adherence to service requests process, preventive maintenance, scheduled maintenance and follow up
Train and supervise new maintenance employees in the areas of general maintenance and safety, personal protective equipment, and all other applicable safety requirements for the workplace.
Enforce sound safety and housekeeping practices following ZERO Harm journey plan
Typical Physical Demands: Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment. Frequently stand, reach with hands and arms, climb, balance, and stoop. Sit and stand to do clerical work. Regularly lift and move equipment and supplies from 50 lbs. to 75 lbs. High School Diploma or GED required with competence in English and Mathematics
College courses or technical school training strongly preferred
Minimum of three (3) years of property management experience
Minimum of one (1) year of supervisor experience
Knowledge in all phases of property facilities management.
Must be available for night and/or weekend emergency on call duties
Required to use considerable judgement when assigning and directing work
Must be knowledgeable in OSHA regulations
Strong interpersonal skills
Effective written and verbal communication skills
Knowledge of Microsoft Office; Outlook, Word, and Excel
Experience with Yardi property management software is preferred
Possession of a valid, state-issued driver’s license and safe driving record is also required.
