The Role

The Asset Management Associate will support the national Asset Management platform by analyzing the composition and performance of the portfolio across multiple characteristics and KPIs. Duties will include researching, creating, maintaining and auditing portfolio characteristics, iterating various scenarios of portfolio composition and providing results, and maintaining all past, present and future asset data and KPI records. Other duties will include assisting in establishing data definitions and processes for aggregating portfolio records and ensuring all essential data points are established for new assets as they become part of the portfolio. This role will also complete analytical tasks required by regional asset management teams required to assess portfolio operating performance.

• Supports the Asset Management group by managing AvalonBay’s portfolio real estate data to ensure its accuracy for all portfolio analytics through validation of source data and maintenance of records
• Analyzes changes in portfolio composition to provide insight into the resulting changes to portfolio characteristics. Presents insights verbally and in writing.
• Assists in maintaining portfolio investment plan, keeping records of the past, current and future portfolio and KPIs. Responds to requests for information about portfolio composition and characteristics.
• Participates in team efforts to improve access to standardized real estate portfolio data.
• Regularly audits portfolio real estate data to ensure accuracy. Maintains records of data definition and guidelines.
• Aggregates portfolio real estate data and prepares for use by the organization. Assists in preparing presentation materials.
• Coordinates updates of the portfolio investment plan. Prepares materials for business plans and presentations.
• Assists in the development of AVB policies and procedures with regard to real estate asset data.

You Have...

Education:

• Bachelor’s degree in a relevant field required

Experience:

• 1-3 years experience of financial or operations analysis experience required

Knowledge, Skills and Abilities:

• Creates and delivers group presentations on function-related subject matter and writes reports in a clear, concise form.
• Performs mathematical skills including forecasting, quantitative and financial modeling, and rate of return analysis. Strong Excel experience required.
• Reads and writes English as demonstrated by clear and concise written and verbal communications.
