We are seeking an experienced Property Manager to oversee the leasing and management operations at our new construction project: Aston Square Park: a luxury community consisting of 287 units. The ideal candidate will have a minimum of 3 years of property management experience, with a proven track record of successfully managing new construction lease-ups as a property manager. The successful Property Manager demonstrates a strong sense of urgency, high level of energy, and adaptability to a fast paced and changing environment.
The Property Manager is responsible for the following duties:
  • Oversee the lease-up process for our new construction of Class A communities, ensuring optimal occupancy rates.
  • Conduct property tours and effectively communicate the benefits of living at Aston Square Park Luxury homes.
  • Supports and participates in fulfilling the customer service and leasing standards
  • Responds to resident requests promptly and courteously and provides solutions to resolve resident issues
  • Assists in preparing all paperwork specific to new and renewal lease agreements
  • Determines lease renewal rates and assist in delivery of renewal letters to secure renewals
  • Reviews resident files and accounting records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, implement procedures for collecting on delinquencies, and enforce the lease to maximize revenue
  • Identifies areas for improvement and improve the efficiency, productivity, and profitability of the community
  • Collects, posts, and deposits rents/security deposits and other community income on a daily basis
  • Develop and implement marketing and leasing strategies to attract prospective residents.
  • Independently establishes priorities, manages time effectively, and fulfills assigned objectives and projects
  • Responds to and resolves unexpected problems and handles priority changes in a fast-moving environment
  • Comprehends legal documents and carry out related rent collections and lease management.
  • Completes financial records, budgets, and other fiscal reporting.
A successful candidate should have:
  • An understanding of property operations with emphasis on lease terms to support contract enforcement, including collections
  • Previous experience managing Class A / Luxury new construction lease-up is highly preferred.
  • Exceptional marketing and advertising strategies
  • Multi family marketing, leasing, and property management experience.
  • Proficient in property management software (e.g., Yardi, AppFolio).
Additional notes:
  • A minimum of three (3) years' experience as an onsite Property Manager (required)
  • A high school diploma or equivalent (required)
  • College education, CAM or ARM certification (preferred)
  • Passion for working with people, creating amazing experiences, and leading with an innovative mindset

Salary: $50,000 - $70,000 annually (based upon experience) , eligible for bonus and commissions
