We are searching for a Maintenance Technician – aproblem solver and equipment expert to join our team in Madison, Wisconsin. Reporting to the General Manager, the Maintenance Technician will proactively conduct building maintenance requirements on a scheduled and periodic basis to maintain a high standard for all Artis' tenants and buildings.

The opportunity:

Reporting to the General Manager, the Maintenance Technician will rove a portfolio of commercial properties in the Madison area while carrying out the operation, maintenance, and repairs to building systems, consisting of: carpentry, painting, plumbing, electrical, and mechanical equipment. Required to utilize and interpret documents such as operating and maintenance manuals, schematics, work requests and to complete documentation on work performed. Performs diagnostics, dismantling, alignment, replacement of building equipment and systems not operating to specifications. The successful candidate will work with a team of maintenance staff while providing expertise and training to others on building systems. Other duties include:

• Maintenance and repair of building components including but not limited to: doors, door hardware, drywall, wall framing systems, suspended ceilings, entry systems and floor covering systems.
• Various mechanical functions associated with diagnostics, dismantling and repair of equipment.
• Adjustment of thermostats and air diffusers as required.
• Repair or replacement of motors, damaged electrical components, controls, lamps, and ballasts in all parts of the building as needed.
• Tightening/replacement of damaged/loose receptacles and switches, if needed, and resetting breakers.
• Replacement and/or realignment of pumps in mechanical systems.
• Repair of plumbing leaks, unclogging drains and maintaining faucets, commode valves, and sinks.
• Inspections of life safety systems including but not limited to fire extinguishers, fire pumps, emergency lighting and power generators, back-up power systems and elevators to ensure that all are in good working order.
• Coordination of building service subcontractors and assisting contractors and vendors with access, and informing supervisor of problems as they develop, ensuring and accurately documenting all discrepancies.
• May use building automation system for monitoring and controlling building systems and adjust set points and flows in controls system (as required).
• Use of a variety of hand hand-tools, power-tools, and computers/devices for communications and annotating work performed in Computer Maintenance Management System.
• Routine moving of furniture and equipment as needed.
• Adherence to safety policies and industrial practices.
• Other duties as assigned, including emergency call-in.

Technical qualifications:

• High School Diploma and some technical training in one O&M area.
• At least 1 year's experience in operation, maintenance and repair of facilities, building equipment, and systems.
• Proficient in at least one of the following critical O&M areas: electrical, HVAC, building controls systems, plumbing systems, small engines/mechanics, carpentry, welding, and locksmithing.
• Must have a valid driver's license and regular access to a reliable vehicle.
• Strong communication skills both oral and written.
• Proven ability to analyze and interpret professional journals, technical procedures, specifications, schematics, and manuals.
• Demonstrated capacity to effectively present information and respond to questions from groups of manager, customers, and co-workers.
• Strong proficiency in writing reports.
• Consistently delivers strong results when interpreting a wide variety of technical instructions, whether presented in mathematical or diagram form, and consistently excels in managing both abstract and concrete variables.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job: the individual will walk, climb ladders, stand, stretch, reach, bend, hold, sit and perform physical tasks for sustained periods. Good eyesight required. Occasionally lift up to 50 lbs. The noise level in the work environment is moderate.
