Summary: Under the direct supervision of the Site Manager, the Superintendent's role is to proactively plan, organize and direct the day-to-day operations on the construction site including important quality control and subcontractor coordination responsibilities to meet budget, quality, time, ensuring Armada Hoffler's safety objectives are met and is responsible for the protection and promotion of Armada Hoffler Construction Company's interests.

Responsibilities

· Provide field team leadership and communication amongst all members of the project team.

· Serve as main point of contact for all field project activities.

· Schedule and direct day-to-day construction activities to ensure timely completion in accordance with plans and specs.

· Ensure projects are constructed in accordance with contractual and quality standards.

· Establish and enforce job site and project security and quality control programs. Identify subcontractor non-compliance with safety, health, and environmental quality standards, and track corrective action.

· Participate in preconstruction sessions to develop realistic schedule and budget. Facilitate weekly scheduled progress meetings with Design Team and Trades.

· Lead and enforce Armada Hoffler's safety standards and requirements.

· Develop and implement site logistics plan.

· Manage and coordinate all trade partners including scheduling.

• Bachelor’s degree in Construction Science or Civil Engineering or equivalent combinations of technical training and/or experience.
• 10 years of commercial construction experience as a superintendent with a Commercial General Contractor managing projects valued at $20mm .
• Mastery of building processes and best practices.
• Ability to organize necessary resources, including people, tools, and time to meet tight deadlines and achieve desired results.
• Possess solid verbal and written communication skills and interact effectively with individuals at all levels.
• Excellent organizational skills.
• Excellent problem-solving skills and ability to adapt to changing needs

Physical Demands and Work Environment

While performing the duties of this job, the employee will work on-site at an active construction project where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock. The noise in these work environments is usually moderate to very loud.

Performance of these duties will require physical ability to climb permanent and temporary stairs, use construction personnel hoists, ability to climb ladders and negotiate work areas under construction. Specific vision abilities required by this job include close vision, peripheral vision, depth perception and the ability to adjust focus. Performing this job will require the use of hands to fingers with the ability to handle, or feel objects, sit, talk, and hear. It will require the employee to stand, walk, climb, balance, stoop, and kneel. Employee must occasionally life and/or move up to 50 pounds.

Travel to out-of-town projects is anticipated so employee should possess a valid driver's license and a good driving record in accordance with Armada Hoffler's Driver Qualification Policy.
