JOB SUMMARY
This position reports to the Director of Multifamily Operations and is primarily responsible for overseeing a portfolio of assets while also assisting in the management of the financial performance and business strategy portfolio-wide. Asset types primarily will be multi-family with some exposure to office and retail. The focus of the role is to create value by increasing NOI while mitigating risk. We employ a unique approach to Asset Management requiring very hands-on involvement; intimately involved in the details as well as being able to think strategically.
RESPONSIBILITIES

  • Will be directly responsible for a portfolio of properties which includes reviewing monthly financial packages, comparing actuals to budget on a monthly basis, and providing forecast projections. Discrepancies/issues will be communicated with the property manager to ensure accuracy with follow thru until resolution. Provide, discuss, and review monthly cashflows with the Department Head.
  • Conduct routine meetings, site visits, and/or conference calls with property management and leasing to discuss asset-level strategies and operational issues.
  • Review, analyze, and interpret market data to identify emerging trends that may impact the performance of the portfolio, and work with the community managers and others to develop and implement market plans that drive occupancy and revenue growth. Track deliveries and absorption, rental rate and expense trends, demographic trends, and news around operational and development projects.
  • Monitor operating expenses. Research the latest market trends on effectively and efficiently managing both multifamily and commercial properties.
  • Review commercial leases for a full understanding of expense recoveries. Compare expense recoveries to estimated expenses as well as actual expenses. Review expense reconciliations prepared by property management. Conduct periodic audits to determine that rents and expense recoveries are in accordance with leases and that recoveries are handled accurately and consistently.
  • Focus a high level of concentration on delinquent accounts receivables.
  • Review each property’s monthly fixed asset schedules and 5-year capital plan.
  • Review budgets from property managers.
  • Periodic audits on items such as: confirming mortgages are being billed in accordance with the loan documents, confirming the commercial rent rolls reflect the terms contained in each lease, confirming the items in the leases that can be recovered from tenants, i.e., assumption fees, after hours HVAC, etc. that need to be implemented, etc.
  • Review and approve expense authorizations from property managers to ensure that they comply with established guidelines and requirements.
  • Meet with property managers on a routine basis and conduct periodic property inspections.
  • Interaction with community managers, property engineers, and leasing agents.
  • Proactively manage upcoming commercial lease expirations.
  • Oversee tenant improvement and capital expense improvement projects.
  • Demonstrate integrity and honesty and model ethical behavior and core values of the company
  • Perform ad hoc tasks as assigned by supervisor.

SKILLS AND REQUIREMENTS

  • Bachelor’s Degree in business, accounting, finance, or real estate.
  • 2-4 years of experience in asset management, acquisition underwriting, or property management, preferably in the multifamily sector.
  • Strong analytical and organizational skills with superior attention to detail are essential.
  • Familiarity with multifamily apartment communities and commercial leases are a plus.
  • Excellent verbal and written communication skills are essential.
  • Excellent interpersonal and relationship-building skills.
  • Ability to flourish in a fast-paced, complex environment with a willingness to adapt to change.
  • Strong proficiency with MS Office products including Excel, Word, and Outlook.
  • Yardi Accounting software experience preferred.
  • Ability to work independently as well as in a group environment.
  • Ability to flex and adapt work schedule to changing business demands.
  • Possess integrity and honesty and model ethical behavior and core values of the company.

PHYSICAL DEMANDS AND WORK ENVIRONMENT
While performing the duties of this job, the employee will work inside an office environment and is required to use hands and fingers to handle, feel or operate objects, and reach with hands and arms.
The employee is frequently required to sit, stand, walk, talk, and hear. Specific vision abilities required by this job include close vision, peripheral vision, and the ability to adjust focus. Employee may occasionally lift and/or move up to 15 pounds. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
Travel to various worksites will be required and therefore employee must adhere to Armada Hoffler’s Driver Qualifications Policy.
